Luxury hotels dominate Bali's future supply pipeline.

Luxury hotel development continues to underpin investor confidence in Bali's long-term tourism prospects, with all future hotel supply expected to be concentrated in the five-star segment, according to Colliers.

Colliers reported that Bali's hotel inventory reached approximately 62,000 rooms in Q2 2026 after 197 new rooms were completed during the quarter. The temporary closure of 103 rooms at Six Senses Bali for renovations kept overall net supply growth limited.

Looking ahead, Colliers expects around 1,700 additional hotel rooms to be delivered between the second half of 2026 and 2029. All planned developments are in the luxury segment, with Ubud and Canggu remaining the main growth corridors, followed by Jimbaran, Uluwatu and Nusa Penida.

According to Colliers, developers are increasingly targeting higher-spending international travellers seeking nature, wellness, lifestyle and premium leisure experiences rather than traditional mass tourism. The consultancy said this strategy reflects confidence in Bali's long-term tourism fundamentals, with developers focusing on guests who generate stronger room rates, longer stays and greater spending beyond accommodation.

Colliers also noted that hotel operators are expanding their presence on the island. Marriott International remains Bali's largest operator with at least 25 properties, while SONO Hotels & Resorts has emerged as one of the fastest-growing players following its acquisition of Cross Hotels & Resorts.

Although Kuta still accounts for around 35% of Bali's hotel inventory, Colliers said future development is increasingly shifting towards Ubud and the Canggu-Berawa corridor, reflecting changing traveller preferences and growing demand for destination-led luxury experiences.
