With adaptive reuse at its core, Coliwoo Resort Changi has undergone a 10-month restoration that converts the state-owned property at 159 Jalan Loyang Besar into what the operator dubs as Singapore's first co-living resort hotel.

The works have retained close to 40% of the existing landscape, along with the original terracotta clay tile roofs, Coliwoo said in a July 15 announcement.

"Once a popular holiday chalet, the roughly 40-year-old property had fallen into disuse before being given a second life," it added.

Existing timber screens have also been upcycled to create toilet privacy screens, tabletops, benches, planter boxes and feature walls.

Sustainability features include solar and rainwater harvesting, food composting, EV charging parking, energy-efficient lighting, as well as WELS-certified sanitary ware and fittings. Ceiling fans provide assisted cooling to reduce dependence on air-conditioning, and this is complemented by a naturally ventilated cafeteria.

Coliwoo had won the Singapore Land Authority price-quality tender for the site in June 2025. The co-living operator had submitted a monthly rental bid of $225,000, which was the second-highest of five bids. Coliwoo aims to cater to corporate professionals, airline crew members, students and leisure travellers, given the property’s connectivity to Changi Business Park, Changi Airport, and the Pasir Ris-Loyang industrial belt. It is also near Pasir Ris Park and the Downtown East lifestyle and entertainment hub.

Facilities at launch will include an adult and kids pool, jacuzzi pool, gym, outdoor sports court, reception and co-working lounge, karaoke rooms, playground, outdoor event plazas, outdoor gardens, dedicated community farming garden, on-site convenience shop, and a food and drinks stall.

The complex draws inspiration from Singapore’s colonial-era bungalows with a black-and-white palette throughout the communal and private spaces.

Kelvin Lim, executive chairman and CEO of Coliwoo, said that the launch of Coliwoo Resort Changi establishes a new "frontier for eco-conscious hospitality" in Singapore.

"Our vision was to honour the site’s rich heritage while engineering a highly integrated ecosystem of sustainable infrastructure and premium communal spaces," Lim added.

Amid its resort setting and surrounding nature, Coliwoo Resort Changi will offer outdoor programming centred around three themes: wellness, social connection, and family.

On the wellness side, the programme calendar will focus on rest and recovery. For instance, residents can attend sessions pairing yin yoga with sound healing, or gong meditation for a vibrational sound bath for relaxation and mindfulness. "Wellness raves" will feature uplifting music, movement and shared community experiences.

Socially, the line-up includes weekend barbecue socials at the property’s outdoor spaces, weekly guided sunrise run clubs through the nearby Pasir Ris Park, nature walks, and cycling routes.

Families can look forward to school holiday activities, weekend staycation experiences, and outdoor team-building activities.

Coliwoo said it is also exploring opportunities with nearby lifestyle and recreational attractions for residents to access preferred attraction rates, exclusive privileges, joint community programming, and curated "stay-and-play" experiences.
