The 99-year leasehold, prime District 11 project by joint developers Frasers Property, CSC Land Group and Sekisui House marked the first private residential launch in the upcoming Bukit Timah Turf City precinct. The new residential precinct will eventually comprise 15,000 to 20,000 new private and public homes.

"We are encouraged by the good response to Dunearn House, reflecting buyers' confidence in well-located, thoughtfully designed homes within Singapore's prime District 11," said Soon Su Lin, CEO of Frasers Property Singapore. "Our buyers comprise a healthy mix of families eager to secure a home in Bukit Timah, near reputable schools and green corridors, as well as investors who recognise the precinct's long-term growth potential."

The strong showing over the weekend also comes at a pivotal moment for the wider Core Central Region (CCR) market. According to Mohan Sandrasegeran, head of research & data analytics at SRI, activity in the segment slowed sharply in the second quarter of 2026, with no new project launches and only 70 units transacted — a steep drop from the 701 units launched and 697 sold in the first quarter.

"Dunearn House has provided a much-needed injection of momentum into the CCR, becoming the first major private residential launch within the segment in the second half of 2026," says Sandrasegeran.

Mark Yip, CEO of Huttons Asia, says many buyers are familiar with and can relate to the location, having grown up or studied in Bukit Timah. "The transformation of Turf City is probably the boldest and most significant change to Bukit Timah in many years," he adds.

About 79% of the units sold were priced below $3.5 million — according to Yip, "the sweet spot for prices of homes in the Core Central Region (CCR) in 2026."

At an average of $3,140 psf, Dunearn House was priced about 5% above some projects in the Rest of Central Region (RCR) that have crossed $3,000 psf this year, making it a compelling proposition for a CCR project, Huttons notes.

Unit mix reflects strong family demand

"The sales momentum at Dunearn House was overwhelmingly driven by owner-occupiers prioritising functional and versatile spaces," says Justin Quek, deputy group CEO of Realion (OrangeTee & ETC) Group.

The three-bedroom and three-bedroom-plus-flexi units, which make up 20 units each, were fully taken up, and even the three-bedroom-plus-study saw 18 of 20 units sold. Similarly, the standard four-bedroom configurations saw exceptional traction, with 89% of units sold. Meanwhile, of the 59 two-bedroom-plus-study units, 43 were taken up, reflecting a 73% take-up.

"This reflects a clear buyer preference for layouts offering supplementary study or flexi areas," adds Quek, "which hit the pricing sweet spot between $2 million and $3.8 million."

Quek says a recurring sight at Dunearn House's launch was young buyers showing up with their parents. "Parental support played a major role in securing two-bedroom-plus-study and three-bedroom units, as families bet on Bukit Timah's long-term appeal," he notes.

"Buyer demand was mainly fuelled by owner-occupiers already residing in Bukit Timah, Holland and the western central area, along with private homeowners from nearby landed and condominium estates looking to upgrade while staying within a familiar neighbourhood," according to Marcus Chu, CEO of ERA Singapore.

Some buyers moving from HDB flats may also originate from nearby mature estates such as Queenstown, where a growing number of million-dollar flat transactions have boosted their ability to upgrade to private housing, he adds.

ERA data showed that in 1H2026, Queenstown saw 120 flats sold for at least $1 million, already surpassing the 173 such transactions recorded for the whole of last year.

First to market

Being first to market in the Bukit Timah Turf City redevelopment was also a major draw for buyers. Proximity to two MRT stations — Sixth Avenue and the upcoming Turf City station — as well as top schools, was another key attraction, notes Quek.

Buyers were also drawn to the development's positioning as the tallest residential development in the vicinity, offering elevated views over the Good Class Bungalow landed enclaves and extensive greenery in the area, according to the developers.

From 2021 to 2025, median resale prices in the Bukit Timah planning area rose 38.5%, from $1,419 psf to $1,966 psf, according to ERA Market Intelligence. "This pace of growth is faster than in the CCR, where growth was 16.3%," says Chu of ERA.

This suggests the resale market in Bukit Timah has remained more resilient than the broader region, adds Chu, reflecting Bukit Timah's appeal as a prime residential neighbourhood.

Supply crunch of new 99-year leasehold projects fuelling demand

Bukit Timah's private housing stock is dominated by landed homes and freehold condominiums, with a limited supply of 99-year leasehold developments — only around 3,402 units launched since 2010, and none since 2019. "This seven-year gap has left a shortage of newer leasehold options in the area," notes Chu.

For comparison, the 476-unit Fourth Avenue Residences — the last 99-year leasehold condo launched in Bukit Timah, in 2019 — has seen resale transactions ranging from $1.38 million ($2,137 psf) for a 646 sq ft two-bedroom sold in February; to $3.16 million ($2,849 psf) for a 1,109 sq ft, three-bedroom plus study that changed hands in May, based on caveats lodged in 1H2026 to date.

Besides Fourth Avenue Residences, the other major launch in the immediate vicinity was the 285-unit, freehold Royalgreen, also in 2019, notes Kelvin Fong, CEO of PropNex, adding that pent-up demand also played a role in the strong take-up rate. Recent transactions at Royalgreen range from $1.73 million ($2,592 psf) for a two-bedroom unit in April to $3.15 million ($2,926 psf) for a 1,076 sq ft three-bedroom unit in June.

Recent Government Land Sale tenders have seen residential land prices in the RCR range from $1,400 to $1,500 psf per plot ratio (psf ppr), while CCR land rates have climbed beyond $1,600 psf ppr, with some sites crossing $1,800 psf ppr, Fong points out. "Against this backdrop of rising land costs, some buyers may have viewed Dunearn House as an opportunity to enter the market ahead of any further price hikes in future new launches," he says.

Schools remain a key draw

Popular schools within 1-2km of Dunearn House include Nanyang Primary School, Methodist Girls' School and Raffles Girls' Primary School, notes Chu.

"The education belt continues to be a strong and lasting driver of demand in Bukit Timah," says Chu. "Unlike shifting lifestyle trends, schooling needs tend to impact housing choices over many years. As a result, families often value homes that enable them to stay within the wider Bukit Timah area throughout their children's education period."

Looking ahead, PropNex's Fong expects the primary market to be relatively quieter during the Hungry Ghost Month, which begins in mid-August and typically sees a slowdown in homebuying activity and new launches. "Sales activity could pick up again from mid-September, when several notable projects — including Amberwood at Holland, Lucerne Grand and The Thomson Reserve — are expected to enter the market," he adds.

展望未来，PropNex的Fong预计，中元节期间（约8月中旬开始）一级市场会相对清淡，通常购房活动与新盘推售都会放缓。“销售活动可能自9月中旬再次回升，届时包括Holland的Amberwood、Lucerne Grand与The Thomson Reserve等数个备受关注的项目有望入市，”他补充道。
