## Featured rationale

The recovery signals stronger ultra-high-net-worth demand from Chinese mainland and local buyers, which may support trophy-asset transactions amid limited prime-property supply.

## AI summary

Hong Kong ranked second globally with 93 US$10 million-plus residential sales worth US$1.67 billion in Q2 2026, up 75% by number year on year.

Hong Kong recorded US$1.67 billion in super-prime sales in Q2 2026.

Hong Kong ranked second globally for US$10 million-plus residential transactions in the second quarter of 2026, as its super-prime market continued to outperform broader global activity, according to Knight Frank's latest Global Super-Prime Intelligence report.

Hong Kong recorded 93 super-prime sales worth US$1.67 billion in Q2, with transaction numbers broadly unchanged from the first quarter. While aggregate value fell 9% quarter on quarter, sales were up 75% by number and 67% by value from Q2 2025, highlighting the market's recovery over the past year, Knight Frank said.

Dubai remained the global leader, recording 131 transactions worth US$2.17 billion, although both measures declined from Q1. New York ranked third by transaction count with 57 sales worth US$965 million.

Across the 12 markets tracked by Knight Frank, 572 US$10 million-plus sales were recorded in Q2, worth a combined US$10.5 billion. Transaction numbers fell 7% quarter on quarter and total value declined 5%, while the average deal size rose to US$18.4 million.

Singapore was another strong performer in Asia, recording 45 transactions worth US$715 million, up 7% and 15% respectively from Q1. Sydney, meanwhile, was among the markets that weakened during the quarter.

Liam Bailey, global head of research at Knight Frank, said the quarterly slowdown masked a "broadening in market performance", with Hong Kong's recovery becoming increasingly established and Singapore among markets showing stronger demand.

William Lau, senior director and head of residential agency at Knight Frank Hong Kong, said Hong Kong's super-prime market demonstrated "remarkable resilience" and benefited from improved sentiment, interest from Chinese mainland and local capital, and limited supply of prime properties.

Recent transactions included the en-bloc sale of Shouson Peak for approximately HK$290 million, which Lau said reflected renewed confidence among ultra-high-net-worth buyers and continued demand for trophy assets.
