Lentor Gardens Residences comprises 499 condominium units across three 16-storey blocks and one 8-storey block, plus three strata terrace houses, on a 222,161 sq ft, 99-year leasehold site. The blocks sit above a 200m waterscape, possibly the longest water footprint in the Lentor Hills precinct, says the developer.

The three strata-titled terrace houses have five bedrooms each and direct access to the 75m swimming pool. The development backs onto the upcoming Lentor Hillock Park. Temporary Occupation Permit (TOP) is expected in December 2030.

Buyers at Lentor Gardens Residences were dominated by young couples purchasing their first home and by young singles whose purchases were backed by their parents, notes Justin Quek, deputy group CEO of Realion (OrangeTee & ETC) Group. "The development's efficient unit layouts proved popular with buyers," he says.

Quek highlights the 100% sell-out rate for both the three-bedroom compact and three-bedroom compact-plus-study types, with all 15 units in each tier snapped up within hours. Average prices for these units ranged from $2.05 million to $2.21 million, a quantum he describes as palatable for buyers seeking functional space.

Buyers were also willing to pay a premium for extra space. Two-bedroom premium units achieved a 93% take-up (28 of 30 units), while three-bedroom premium units saw 79% (61 of 77 units), Quek points out.

The project’s convenient location -- minutes’ walk from the Lentor MRT station and the Lentor Modern mall, and near well-regarded schools such as St. Nicholas Girls’ School -- was also attractive to buyers, says PropNex's Fong.

"Those who hesitated when Lentor was first introduced in 2022 have returned, spurred by the completion of Lentor Modern and its integrated mall," says Mark Yip, CEO of Huttons Asia.

The 605-unit Lentor Modern was the first project launched in the Lentor Hills estate in September 2022. The residential blocks sit atop a mall integrated with the Lentor MRT Station (Thomson-East Coast Line). Lentor Modern obtained its TOP in August 2025, and the mall opened in January this year. Early buyers at Lentor Modern have seen average gains exceeding $300,000, with peak gains approaching $600,000, while sub-sale prices have neared $2,600 psf, adds Yip.

According to caveats lodged (up till 4 July 2026), the six earlier project launches in Lentor Hills estate have collectively sold 2,929 out of their 2,954 units (or about 99.2%), notes PropNex's Fong.

"While being first-movers in new housing precincts helped to drive demand at Tengah Garden Residences and Vela Bay, buyers of Lentor Gardens Residences are buying into a neighbourhood that has been progressively built up over the years with various infrastructure already in place, such as the Lentor MRT station and the Lentor Modern mall," adds Fong. "In the coming months, we would expect take-up at Lentor Gardens Residences to continue to build given the limited unsold stock in the Lentor area."

Lentor Gardens Residences is the seventh condominium launch in the precinct, bringing the total number of residential units in the Lentor Hills estate to about 3,400. Of the six projects launched earlier, fewer than 30 units remain unsold to date, says Marcus Chu, CEO of ERA Singapore.

ERA reckons some buyers of Lentor Gardens Residences are likely to be HDB upgraders from nearby Ang Mo Kio, where about 79 flats sold for at least $1 million in the first half of this year — close to the 80 million-dollar transactions recorded for the whole of last year. Others are likely to be residents of surrounding landed estates looking to right-size without leaving the area, says Chu.

An eighth residential land parcel in Lentor Hills estate was sold to GuocoLand, Hong Leong Holdings and TID (a joint venture between Hong Leong Group and Mitsui Fudosan) in March. The site can yield 560 residential units, bringing the total in Lentor Hills to about 4,000.

The project is expected to launch next year. "By then, a larger proportion of the precinct's residential developments would have been completed, with more residents having moved into the area and supporting amenities becoming even more established," says Mohan Sandrasegeran, head of research and data analytics, SRI. "This continued evolution is expected to further strengthen Lentor's positioning as one of Singapore's newest established private residential neighbourhoods."

The healthy take-up at Lentor Gardens Residences further reinforces Outside Central Region (OCR )'s continued resilience in the new home sales market, adds Sandrasegeran. In 2Q2026, about 70% of the estimated 2,151 new private homes sold were in the OCR, highlighting buyers' continued preference for well-connected suburban developments.

"Despite geopolitical uncertainties, demand for OCR homes has generally been resilient through 2026, underpinned by first-time homebuyers and upgraders, relatively stable interest rates, and a tight labour market," says PropNex's Fong. "Taken together, the sales performance at Tengah Garden Residences, Vela Bay, and Lentor Gardens Residences this weekend points to sustained buying interest for mass-market homes that are well-located and meet the value perceptions of buyers."

Prospective buyers may also have factored in the pricing outlook for future OCR projects, as land costs in the OCR have risen in recent years, notes Fong. Land rates for some government land sale residential sites have exceeded the $ 1,300 psf per plot ratio level. "By contrast, the land cost for the Lentor Gardens Residences site was $920 psf ppr, which may offer the developer more pricing flexibility than sites acquired at higher land rates."
