In particular, all of the three-bedroom compact and three-bedroom compact + study units were snapped up within the first few hours. The prices for those units range from $2.05 to $2.21 million. Overall, the sale of three-bedroom units at Lentor Gardens Residences accounted for 42% of the units sold this past weekend. It is followed by the sale of two- and four-bedroom units which made up 40% of units sold, with one-bedroom units making up the remainder.

Separately, the three retail units in the development were also instantly swept up at an average of $2,550 psf.

Kelvin Fong, CEO of PropNex Realty, points out that two-bedders started from around $1.4 million and from $1.9 million for the three-bedroom units, which sit comfortably within the range that mass-market buyers are prepared to commit to.

“We believe buyers are also attracted to the project’s convenient location, being minutes’ walk from the Lentor MRT station, the Lentor Modern mall, and near well-regarded schools such as the St. Nicholas Girls’ School,” says Fong. He adds that the sales progress of Lentor Gardens Residences will continue to build up given the limited unsold stock in the Lentor area.

HDB upgraders from the nearby Ang Mo Kio estate, where a growing number of million-dollar resale transactions have been recorded, contributed a significant portion of the buyers at Lentor Gardens Residences, says Marcus Chu, CEO of ERA Singapore.

Buyers also came from residents of nearby landed estates who are looking to right-size without leaving their familiar neighbourhood; as well as buyers who wish to live near their parents, who live in the surrounding landed estates.

More broadly, the take-up rate at Lentor Gardens Residences underlines the resilience of the suburban private residential market, or Outside Central Region (OCR). Close to 70% of the 2,151 new condo units sold by developers in 2Q2026 came from projects in the OCR, according to statistics compiled by SRI.

Looking ahead, the next new project in Lentor will be jointly developed by GuocoLand, Intrepid Investments, and TID, who won the site after putting in to top bid of $657.1 million ($1,278 psf per plot ratio).

That is the first time a government land sale (GLS) plot in Lentor has fetched a land rate of over $1,200 psf ppr. The new GuocoLand-led project on Lentor Central is expected to launch next year.

“By then, a larger proportion of the precinct’s residential developments would have been completed, with more residents having moved into the area and supporting amenities becoming even more established,” says Mohan Sandrasegeran, Head of Research & Data Analytics, SRI.

Lentor Modern, the only integrated development in Lentor Hills, was completed earlier this year.

In many aspects, Lentor Gardens Residences represents the next chapter in Lentor’s transformation. Sandrasegeran points out that earlier buyers were investing in the vision of a future residential precinct.

But today’s buyers are increasingly purchasing into a neighbourhood that they can already experience, supported by completed developments, operational retail amenities, direct MRT connectivity and a growing residential community.
