## Featured rationale

The shortage may prompt companies to commit earlier, delay expansion or accept less-preferred locations, while developers carefully time projects to avoid future oversupply.

## AI summary

Mumbai occupiers seeking 50,000 to 150,000 square feet now plan leases 18 to 24 months ahead as Grade A office supply tightens.

## Original article

Corporate occupiers are bringing forward leasing decisions as tightening Grade A supply raises expansion risk, whilst developers balance current shortages against future pipeline pressure.

Mumbai’s tightening office market is changing how companies plan expansion, with larger occupiers entering the leasing process much earlier to secure suitable space.

Karan Sodi, Senior Managing Director at JLL India, said companies that previously entered the market six to eight months before lease expiry are now planning 18 to 24 months ahead for requirements of about 50,000 to 150,000 square feet.

“Clients are now preferring to enter the market at least 18 to 24 months before the building completion,” Sodi said.

For businesses, the shift means real estate decisions are becoming more closely tied to workforce planning, capital allocation and location strategy, particularly where preferred buildings have limited availability.

The pressure is already visible in Bandra Kurla Complex, where Sodi said supply is tightening materially. Similar conditions could spread across central Mumbai and the western and eastern corridors over the next 24 months.

That raises the risk that companies delay expansion, accept less-preferred locations or commit earlier than usual to protect access to quality space.

Developers, however, face the opposite challenge: responding to today’s shortage without creating oversupply later.

Sodi said office projects typically require 36 to 48 months from approvals to completion, making development timing critical.

“Developers should not go and start planning larger projects in markets where we know for sure supply is going to stack up in a big way,” he said.

Much of Mumbai’s incoming stock is being delivered by institutional owners and developers, supporting demand for higher-quality space.

Sodi expects the supply-demand balance to begin normalising between 2028 and 2031.

The immediate implication is a longer planning horizon, with leasing strategy increasingly becoming part of broader expansion decisions rather than a late-stage property exercise.
