## Featured rationale

These high-value transactions across non-landed and landed homes signal continued activity in Singapore’s premium segment and may influence pricing expectations for comparable properties.

## AI summary

A 42nd-storey Sky@Eleven apartment was the fortnight’s priciest condo transaction at $9.38 million, while a Sunset Way corner terrace led landed sales at $9 million.

## Original article

Here is this week’s data-led look at Singapore’s property market, covering record transactions, rental benchmarks and the most searched homes on EdgeProp.

Non-landed private homes — new launches, resales and rents

The most expensive condo unit sold during the past fortnight was at Sky@Eleven on Thomson Lane, fetching $9.38 million. The 42nd-storey apartment changed hands on Sept 23.

Next on the list was a 10th-storey unit at Grange Residences, transacted at $9.25 million; followed by a 26th-storey apartment at UpperHouse At Orchard Boulevard, which went for about $7.77 million.

Among new-launch condos, the projects with the most transactions in the 14 days to Oct 6 included Amberwood At Holland, Union Square Residences, and The Sen.

The 212-unit Amberwood At Holland launched for sale on Sept 24, moving 11% of its units during the weekend at an average price of about $3,019 psf.

In the Outside Central Region (OCR) or suburbs, the most popular rented condos were Lakeville on Jurong Lake Link, Coco Palms on Pasir Ris Grove, and J Gateway in Jurong East. They saw 42, 41 and 40 deals respectively.

In the OCR, three of the condo units with the highest rents — for leases starting in August — were located at Grand Duchess At St Patrick’s. They are bringing in monthly rents of $14,000, $11,500 and $10,500. The freehold condo is next to St Patrick’s School and a roughly seven-minute walk to Marine Terrace MRT Station.

Parc Botannia, The Woodleigh Residences and Eco made the list of the most transacted resale condos over the past fortnight.

Landed homes — highest transacted prices and rents

A freehold corner terrace house on Sunset Way commanded the highest transacted price in the landed property market during the fortnight ending Oct 6, when it was resold for $9 million on Sept 22. That works out to $1,764 psf on its land area of about 5,101 sq ft.

Next, a semi-detached house sitting on 3,002 sq ft of freehold land on Aida Street fetched about $8.64 million in a new sale. The home is located in the Opera Estate landed housing enclave in Siglap.

In the rental market for landed homes, the 10 highest monthly rents within the OCR ranged from $17,300 for a house on Conway Circle, to $24,000 for a detached house on Chestnut Avenue.

HDB flats — top prices and rents, most transacted blocks

In the HDB resale market, a five-room flat in Bishan was sold for $1.71 million. Located at Block 273A Bishan Street 24, on the 37th to 39th storeys, the unit is part of the Natura Loft DBSS project.

Meanwhile, the HDB flat with the highest rent was an executive unit at Block 155 Bedok South Avenue 3. It is bringing in $5,500 per month on a rental contract that began in October.
