Ally Logistic, CapitaLand Investment break ground on Omega 1 Singapore along Gul Lane
The long-term master lease and built-in rent escalation signal institutional and occupier confidence in technology-enabled logistics, potentially supporting stable fund income and industrial demand.
ALP and CapitaLand Investment broke ground on the $260 million Omega 1 Singapore, a 764,244 sq ft smart logistics facility completing in 2H2028.

Taiwan’s largest logistics infrastructure developer Ally Logistic Property (ALP) and Singapore-listed real asset manager CapitaLand Investment (CLI) have broken ground on Omega 1 Singapore, a five-storey smart logistics facility in Tuas.
Located at 19 Gul Lane and targeted for completion in the second half of 2028, the $260 million development is an asset under CLI’s CapitaLand Southeast Asia Logistics Fund.
This is also the first time ALP is deploying its integrated Omega logistics infrastructure platform in Singapore.

The platform, developed and proven in Taiwan, aims to help businesses improve fulfilment speed, operational visibility and supply chain resilience. It combines industrial real estate, shared automation, proprietary software and AI-enabled operational tools.
“As supply chains are restructured, labour becomes scarcer and AI reshapes operations, businesses need infrastructure that connects physical assets, automation, software and intelligence as one system,” said Charlie Chang, CEO and co-founder of ALP.
With the Omega platform, businesses can scale their operations more efficiently without having to bear significant upfront costs to develop separate infrastructure and integrate multiple systems, according to a Sept 24 joint release by ALP and CLI.
This supports higher logistics throughput, reduces reliance on labour-intensive processes and allows businesses to expand more flexibly in line with demand, the release added.
“Demand from institutional investors and occupiers for technology-enabled logistics infrastructure continues to grow across Asia Pacific," said Patricia Goh, CEO, Southeast Asia, and global head of logistics and self-storage at CLI.
The Omega 1 Singapore development will be situated within the western industrial and logistics cluster.

As it is near Tuas Port, Tuas Checkpoint and Jurong Port, it will support domestic distribution, regional fulfilment and cross-border logistics flows.
JTC chief executive Jacqueline Poh noted that optimising land use and adopting technology at scale will be critical to Singapore’s next phase of logistics growth.
“Omega 1 Singapore demonstrates how innovative infrastructure partnerships can support a more competitive and future-ready logistics ecosystem, reinforcing Singapore’s role as a leading global trade and logistics hub,” Poh added.
This January, CLI had announced that it will develop Omega 1 Singapore, its first smart logistics facility, as part of its next phase of logistics growth across Asia Pacific.
That came alongside CLI’s acquisition of a minority stake in ALP, which is also an existing capital partner in the CapitaLand Southeast Asia Logistics Fund.
When completed, the Singapore facility will have a gross floor area of 764,244 sq ft, with a storage capacity of 60,000 pallet positions.

It is expected to be fully leased to ALP under a long-term master lease with built-in rent escalation, providing the investors in the CLI fund with stable and growing income, according to the Jan 8 release.
Elsewhere in Southeast Asia, ALP has Omega facilities already operating or under development in Malaysia and Thailand.
Under the CapitaLand Southeast Asia Logistics Fund, the Omega 1 Bang Na built-to-suit smart logistics campus is being developed in the Greater Bangkok Metropolitan Area.
That will be Thailand’s biggest standalone logistics campus, with the first phase to be completed by end-September 2026.
