A two-storey factory-cum-warehouse at 29 Changi South Street 1 has been launched for sale via an expression of interest (EOI) exercise. The property has an indicative price of $12.8 million and will be sold with vacant possession.
The site is held under a JTC lease with a balance tenure of around 30 years. Measuring 77,237 sq ft, the land is zoned for Business 2 use with a 1.0 plot ratio.
The plot has a regular shape, offering buyers “a practical configuration to redevelop the site into a brand-new facility” tailored to their needs, said Swee Shou Fern, head of investment advisory at ETC (a member of Realion Group), which is marketing the property.

The existing factory on the site has a floor area of around 49,693 sq ft. This translates to an equivalent plot ratio of approximately 0.64.
The factory’s location in the Changi South industrial precinct offers convenient access to Changi Airport, alongside exposure to Singapore’s logistics and manufacturing ecosystem, Swee notes.
“The ongoing development of Changi East, Changi Airport’s largest expansion project to date, is expected to further enhance the area’s role as an integrated logistics hub,” she added.
The EOI will close at 3pm on Nov 13.
