CHŌ: Where architectural vision meets 18 years of landed building expertise
The limited two-home offering and six-bedroom layouts signal developer confidence in demand for exclusive, design-led multigenerational landed housing, potentially supporting premium pricing in Tai Keng Gardens.
CHŌ will launch in October 2026 with two freehold semi-detached homes priced indicatively at $9.88 million and $11.8 million, for completion in 4Q2027.

Body
At 33 Jalan Lokam in Tai Keng Gardens, a pair of freehold semi-detached homes is taking shape through a collaboration between award-winning EHKA Studio and JS Homes, bringing together architectural vision and 18 years of landed building experience.
Named CHŌ, the development comprises just two residences, each individually conceived in response to its plot, yet forming a composed architectural pair.
EHKA Studio received two Merit awards at the SIA Design Awards 2025: for Holland Road House in the Low-Density Housing category, and Library House in the Small Houses Under $2.5 Million category. For CHŌ, the practice brings its approach to form, space and materiality, while JS Homes draws on its experience of crafting 102 landed homes to consider how that vision is detailed, built and made to last.
“We have spent 18 years learning how to build homes well. With CHŌ, we wanted to see what happens when that building experience meets really good architecture,” says Joy Sim, director of JS Homes.
“Working with EHKA pushed us to think differently about space, light and how a home should feel. At the same time, our experience as builders keeps those ideas grounded in how things are actually constructed, detailed and made to last. CHŌ is really the coming together of both.”
From inspiration to built form
The starting point for EHKA Studio was the shape of the site itself. It led the architects to envision the butterfly as inspiration for CHŌ, translating its symmetry, intricacy and apparent lightness into architectural form.
“What drew us to the butterfly was how something so intricate could still feel so light,” says Hsu Hsia Pin, director of EHKA Studio. “There’s an elegance to it, a restraint, even with all that detail. And we thought, how do we bring that quality into CHŌ?”
Although the two plots differ in shape and size, the homes present a deliberately symmetrical composition from the street. Their sweeping roof eaves, layered façades and materiality seek to create what Hsu describes as a balance between “lightness and monumentality”.
That idea carries into how the homes are experienced. Screens and landscaping create privacy while retaining a sense of openness, and the spaces unfold through changing volumes and connections to greenery.
Indoor and outdoor areas flow into one another. Curved swimming pools soften the geometry of the houses, while spiral staircases form sculptural focal points. Views of landscaping and greenery punctuate the interiors, bringing the outdoors into everyday living.
In the master bedrooms, each residence opens onto a private outdoor terrace with its own jacuzzi, creating a secluded space to unwind within the landscape.
Two homes, individually considered
CHŌ may appear as a pair of houses from the street, but the two residences are not replicas.
Set on plots of 3,279 sq ft and 4,212 sq ft, their differing site conditions have shaped their respective layouts and spatial experiences. Each is designed as an individual home while remaining part of the same architectural composition.
Both residences feature six en suite bedrooms and a helper’s room with an attached bathroom, providing space for multigenerational living while allowing different age groups their own privacy.
Indicative prices are $9.88 million and $11.8 million, respectively, with completion estimated for 4Q2027.
For JS Homes, however, the proposition extends beyond specifications.
EHKA Studio establishes the architectural vision, while the developer’s background as a landed builder brings an additional layer of consideration to detailing, material selection, buildability and execution.
It is this combination that JS Homes believes differentiates CHŌ: architecture conceived with ambition, but grounded in how a landed home is built, maintained and lived in over time.
Building on trust
CHŌ also represents the next chapter for JS Homes as it makes the transition from landed builder to developer.
KURAS, one of JS Homes’ maiden developments, was sold just six months after construction commenced. For the developer, the sale provided early validation that buyers were prepared to place their trust in its landed building experience — and commit before seeing the finished product.
CHŌ builds on that confidence, bringing JS Homes’ construction expertise together with EHKA Studio’s architectural vision to create a more design-led proposition.
The pipeline is also growing. MORI 188, another freehold development comprising three landed homes at Eng Kong Garden in District 21, is slated to launch at the end of this year.
For Joy, the longer-term ambition is to establish JS Homes as a name associated with thoughtfully designed homes, understated luxury and a standard of construction that endures beyond the initial impression.
Extending the CHŌ experience
The design proposition will extend beyond the homes through a collaboration with luxury intelligent electric vehicle brand AVATR.
Conceived around a shared appreciation for design, innovation and contemporary living, the AVATR × CHŌ collaboration will offer CHŌ homeowners a curated suite of exclusive privileges.
Full details will be unveiled at launch.
The collaboration adds another dimension to CHŌ’s proposition: considering not only the architecture itself, but the broader experience of arriving, living and owning the home.
Only two in the market
Ultimately, CHŌ’s exclusivity comes from something that cannot be replicated at scale.
There are two plots, two individually designed residences and no larger collection to follow at Jalan Lokam. Their shared architectural language brings them together, while their different sites, layouts and spatial experiences give each a character of its own.
CHŌ launches in October 2026, with just two residences available.
Private previews are now open by appointment. To receive the floor plans, full project details and information on the exclusive AVATR collaboration, enquire with JS Homes.
