Frasers Property to redevelop Yishun 10 into mixed-use project with 110 residences, launch set for mid-2027
The first Yishun Central residential launch in over a decade could test pent-up demand for MRT-linked mixed-use homes and influence pricing at nearby Yishun projects.
Frasers Property will launch a 99-year leasehold redevelopment of Yishun 10 in mid-2027, comprising approximately 110 homes and a retail podium for completion in 2031.

Yishun 10, a retail development along Yishun Central, will be redeveloped into a mixed-use project with residential and retail components that will launch in mid-2027. It will be the first residential launch in Yishun Central in over a decade, said owner and developer Frasers Property in a Sept 2 release.
Slated for completion in 2031, the 99-year leasehold development will feature approximately 110 residential units and a retail podium at street level. Occupying a site area of 39,125 sq ft, it will have a total gross floor area of 117,376 sq ft.
Located next to Yishun MRT Station and Yishun Integrated Transport Hub, the development will also be connected to neighbouring mall Northpoint City via the existing underground pedestrian network.

Operations at Yishun 10 are expected to cease on March 2, 2027, to make way for the new development.
Yishun 10 opened in 1992 as Singapore’s first cinema multiplex. The development houses a 1,477-seat Golden Village cineplex, along with 10 ground-floor strata retail units and a basement carpark. It is located next to Northpoint City, which is owned by Frasers Centrepoint Trust (FCT).
Last year, Frasers Property consolidated its ownership in Yishun 10, purchasing the Golden Village cineplex from Hong Kong film production company Orange Sky Golden Harvest Entertainment for $48 million, and the 10 strata lots from FCT for $34.5 million.
“Yishun 10 holds a special place in the hearts of many Singaporeans who grew up in its immediate community,” said Soon Su Lin, CEO of Frasers Property Singapore.
The group also announced the launch of “Yishun 10 Memories”, an initiative to document the building’s place in the community.
Placemaking consultant Studio Lapis will lead the project, which will also identify opportunities to incorporate elements from Yishun 10 in the new project.
“Through Yishun 10 Memories, we invite the community to share their stories, memories and experiences, as we embark on the next chapter of the Yishun Central site with a new mixed-use development that supports evolving lifestyle needs and aspirations,” said Soon.
