IWG opens two flexible workspaces in Bugis, expands Singapore network to 25 centres
The expansion signals growing demand for flexible offices among hybrid-working companies and may increase competition for occupiers across Singapore’s CBD, city-fringe and decentralised locations.
IWG opened OpenOffice Fortune Centre and HQ Liang Seah in Bugis, introducing both brands to Singapore and expanding its local network to 25 centres.

International Workplace Group (IWG) has opened two flexible workspaces in the Bugis area — OpenOffice Fortune Centre and HQ Liang Seah — bringing its Singapore network to 25 centres across six brands.
The two openings also mark the Singapore debut of IWG’s OpenOffice and HQ brands. Both centres offer co-working spaces, private offices and meeting rooms.
OpenOffice Fortune Centre is located within the 20-storey mixed-use Fortune Centre in the Bras Basah-Bugis precinct. The centre comprises 17 workstations, five private offices and a meeting room, catering to companies ranging from startups to established firms.

The workspace is within walking distance of five MRT stations — Bencoolen, Rochor, Bras Basah, Bugis and Dhoby Ghaut. Orchard Road and the CBD are about a 10-minute drive away.
OpenOffice operates with a low-staffing model supported by technology-enabled, self-service workspaces. Previously available in Japan, South Korea and Hong Kong, the brand’s Singapore debut also marks its first entry into Southeast Asia.
Meanwhile, HQ Liang Seah is located within a traditional shophouse at 1 Liang Seah Street. The centre offers 70 workstations, 18 private offices and three meeting rooms.
The property is surrounded by restaurants and retail amenities in the Bugis area, and is within walking distance of Bugis, City Hall and Esplanade MRT stations.
The two centres bring IWG’s portfolio in Singapore to 25 locations under six brands: Regus, Signature, Spaces, No.18, OpenOffice and HQ.
Vijayakumar Tangarasan, IWG’s country head for Singapore, Malaysia and Brunei, said the new centres reflect growing demand for flexible workspaces in Singapore.

He added that the group is expanding across different locations, including the CBD, city-fringe areas and decentralised locations closer to residential neighbourhoods, to cater to companies looking to establish or grow their presence in Singapore.
The Singapore openings come amid IWG’s wider expansion globally. The group signed 728 new locations worldwide in 1H2026, bringing its network to more than 6,000 signed locations across over 120 countries.
IWG said 95% of its new locations are being delivered through managed partnership agreements with property owners and investors.
Christian Schmitz, CEO of IWG, said demand for flexible and platform working is growing as more companies adopt hybrid working arrangements and seek greater flexibility in their office footprint.
In 2025, IWG signed 1,132 new locations globally, of which 99% were partnership agreements.
