Jakarta's serviced apartment rental market maintained steady momentum in Q2 2026, with operators continuing to prioritise affordability and disciplined pricing despite improving occupancy levels, according to Colliers.
The property consultancy said average serviced apartment rents remained broadly stable during the quarter, extending the gradual recovery seen since the post-pandemic period. Rather than implementing aggressive rental increases, operators largely aligned rent reviews with annual leasing cycles.
Colliers expects the next significant round of rental adjustments to occur between Q4 2026 and Q1 2027, when many operators traditionally reset pricing for the new leasing cycle.
The consultancy said continued depreciation of the Indonesian Rupiah could create additional pricing flexibility, allowing operators to increase Rupiah-denominated rents while remaining affordable for multinational companies with US Dollar-based housing budgets.
According to Colliers, the exchange-rate environment could also influence tenant preferences, with companies that previously budgeted for two-bedroom units increasingly able to upgrade to three-bedroom apartments without increasing their US Dollar expenditure.
Colliers said this trend has the potential to lift average revenue per occupied unit while reinforcing demand for premium serviced apartment products. The consultancy noted that exchange-rate movements are becoming as influential as occupancy levels in determining rental performance, creating opportunities for operators to improve revenue through higher-value unit configurations without materially affecting corporate affordability.
