JTC launches Kampong AI design, build tender; will seek operator for residences next
The work-live-play development signals institutional support for one-north’s AI ecosystem and could generate additional demand for business space and accommodation when completed in 2028.
JTC launched a design-and-build tender for Kampong AI’s 156,077 sq ft business park block, while a separate operator tender will cover more than 200 homes.

From now till Aug 24, 2026, interested contractors can submit their proposals under the design and build tender for addition and alteration (A&A) work at one-north’s Kampong AI — Singapore’s first integrated community for AI companies and startups.
JTC on July 29 announced it had launched the tender for A&A at Block 47 at Ayer Rajah Crescent — one of the two repurposed blocks that make up Kampong AI.
Once rejuvenated, this AI block will provide 14,500 sq m (156,077 sq ft sq ft) of business park space, including event and collaboration spaces, for up to 70 companies.

Next to it, the other building will offer residential accommodation with more than 200 dwelling units.
In the July 29 statement, JTC added that it will launch a concept and price tender in the coming months to appoint an operator to renovate and run the accommodation units.
Slated for completion in 2028, Kampong AI will combine work, live and play within a single ecosystem. Its aim is to bring together AI startups, corporates, researchers and industry partners to foster collaboration, innovation and development of real-world AI solutions.
An adaptive reuse of two existing blocks within startup hub LaunchPad @ one-north, Kampong AI was first announced in March this year.
