Spike in number of new private homes sold in September 2026 as larger-quantum deals dominate
The rebound and concentration of deals from $2.5 million to below $10 million signal resilient higher-budget demand, potentially supporting larger homes and selected upcoming launches.
Developers sold 296 new private homes excluding ECs in September 2026, up 93.5% from August, with 19 landed sales reaching the highest monthly volume since April 2018.

Property developers in Singapore moved 296 new homes — excluding executive condos (ECs) — this September, up 16.1% y-o-y and surging 93.5% from August, according to data released by URA on Oct 15.
Sales spiked as the Lunar Seventh Month — also known as the Hungry Ghost Festival, when sales activity tends to be muted in the absence of major new launches — came to an end on Sept 10.
A large share of September’s transactions were also for higher-priced properties.
Of the 296 new private homes sold last month, 19 were landed properties — the highest monthly volume since April 2018, said Huttons Asia CEO Mark Yip.

“Significant wealth accumulation over the years has enabled more Singaporeans, many already staying in private residential property, to purchase new landed homes,” Yip noted.
At the same time, the price premium for a new terrace home over a resale unit narrowed to 20.8% in the third quarter of 2026, down from 27.7% in the second quarter. That prompted buyers to consider a new terrace home, in Yip’s view.
By region, the Rest of Central Region (RCR) or city fringe, and the Outside Central Region (OCR) or suburbs, together accounted for 256 units or 86.5% of total developer sales (excluding ECs) in September.
SRI head of research and data analytics, Mohan Sandrasegeran, said the RCR made up the biggest share at 44.3%, or 131 units sold, while the OCR accounted for 42.2% with 125 units sold.
The Core Central Region (CCR) or prime areas represented about 13.5% of 40 units.
More units launched for sale
The number of new homes put on the market in September was also higher at 158. That is up 36.2% m-o-m from 116, and 7.9 times the year-ago volume of just 20 units launched in September 2025, according to Huttons.
Amberwood at Holland was the only condo project launched last month, with 24 units sold.
More than 60% of these units transacted were four-bedroom and five-bedroom apartments, given Amberwood’s appeal to families. Two-thirds of the homes sold at the condo were also priced above $3 million, which Yip reckons may have limited the demand pool.

The CCR project debuted on Sept 25, moving 11% of its total 212 units at an average price of about $3,019 psf. If going by the 70 units released in the first phase, the take-up rate was 33% at launch.
Demand for Amberwood at Holland was primarily driven by owner-occupiers and families drawn to the spacious homes and low-density living concept, said Chistine Sun, chief researcher and strategist of Realion (OrangeTee & ETC) Group.
The best-selling project by volume was Terra Hill with 32 units sold at a median price of $2,209 psf, followed by The Sen with 25 units transacted at a median of $2,386 psf.
ERA CEO Marcus Chu said: “Attractive pricing may have been a key factor in the rebound in sales… The median new-sale prices for both [Terra Hill and The Sen] were below the wider RCR equivalent of $2,522 psf for new non-landed private homes in September.”
Amberwood at Holland took third place. Lentor Gardens Residences and Dunearn House also made the list of best-selling projects. Sandrasegeran noted that the continued sales at such projects, after their launches in July, “suggest that buyer interest has extended beyond their initial launch periods”.
“This is particularly noteworthy given the relatively quieter primary market environment in August and September,” he added.

Meanwhile, among landed residential projects, Luxus Hills moved 18 terrace houses and Belgravia Ace sold nine semi-detached, strata landed units in September.
The landed home sales pushed up the median quantum of units sold in the OCR to $3.2 million for the month, Huttons' Yip said.
And in the first nine months of this year, developers launched an estimated 4,790 units for sale, which is down 41.9% y-o-y as compared to the 8,247 units in the same period last year.
Sales totalled around 5,334 units in the first nine months, falling by 30.4% y-o-y.
Sandrasegeran said the lower transaction volume for the nine-month period should be viewed in the context of a relatively limited new-launch pipeline during the year, with several government land sales (GLS) sites awarded in earlier periods expected to enter the market only in 2027.
Homes that fetched $2.5 million and above
Given the larger-quantum deals that were sealed at Amberwood at Holland, Belgravia Ace and Luxus Hills in September, almost 65% of the transactions in the month were within the price range of $2.5 million to below $10 million, Huttons data showed.
Chu from ERA likewise pointed out that strong take-up of three- and four-bedroom homes at existing projects such as Lentor Mansion and Terra Hill drove much of the volume in the $2.5 million to $3 million price range.
The priciest deal involved a 2,088 sq ft unit at Skywaters Residences, sold to a Singaporean for $11.48 million.
It is also the only ultra-luxury condo unit sold for at least $10 million in September, compared to none in August, according to Realion’s Sun.
This was followed by the sale of two semi-detached homes on Upper Neram Road and Aida Street, for $8.9 million and $8.6 million, respectively.
Sun noted that luxury home demand remained firm, with two new non-landed homes in the CCR sold for at least $5 million but below $10 million. That is up from one transaction in the previous month.
Both of those units were 2,056 sq ft apartments at UpperHouse at Orchard Boulevard, fetching $7.8 million and $7.3 million.
New EC sales remain soft
In the EC segment, developers sold 23 new homes in September, up 27.8% m-o-m from the low base of 18 units sold in August.
Coastal Cabana continued to lead new EC transactions for the fourth straight months, with 19 units moved at a median of $1,811 psf, according to ERA.
Rivelle Tampines, which launched in March, accounted for two of the remaining new EC units sold. Altura and Otto Place each logged one transaction.
“Fresh supply has been limited in the EC market with no new EC project rolled out since Rivelle Tampines,” said PropNex. “URA figures showed that just 145 EC are unsold in launched EC projects at the end of September.”
More active launch pipeline expected to support 4Q2026 sales
Looking ahead, new home sales momentum is likely to continue into October, as a more active fourth-quarter launch pipeline kicks off.
Lucerne Grand, situated on Lakeside Drive in Jurong, has already provided “an encouraging start to the quarter”, selling more than 61% of its units over its launch weekend on Oct 3–4, said Sandrasegeran.
At least three other private residential projects are set to book sales in the year’s final quarter.
The Serra Residences, launching on Oct 16, is one of two major freehold projects in the CCR coming on the market this year. It is located on Bassein Road in prime District 11.
Yip noted that freehold projects are scarce in Singapore, as they are dependent on housing developers redeveloping their freehold land bank or successfully acquiring a freehold site en bloc.
Meanwhile, Thomson Reserve is a highly anticipated mega project in the Thomson area, priced from $2,608 psf or $1.544 million. The 1,268-unit mega development is scheduled to debut on Oct 31, and will be the largest new private residential project to launch in Singapore this year.
Over on Stevens Road, The Park Residence is a 43-unit ultra-luxury freehold project that will feature large-format units of more than 4,000 sq ft each.
“We expect buyers to remain selective and will gravitate towards projects where location, layout and pricing line up,” PropNex wrote.
