Three freehold commercial assets on South Bridge Road, Frankel Avenue for sale at $67 mil
The tenanted properties, redevelopment potential and relaxed hospitality restrictions may attract family offices, high-net-worth individuals and owner-occupiers seeking income or conversion opportunities in prime locations.
Three freehold commercial assets on South Bridge Road and Frankel Avenue were launched for sale individually or collectively at a combined guide price of $67 million.

Body
A portfolio of three freehold commercial assets has been launched for sale via an expression of interest (EOI) exercise, with a combined guide price of $67 million.
The properties comprise two commercial buildings at 80/82 South Bridge Road and 74 South Bridge Road, as well as a shophouse along Frankel Avenue. They can be purchased individually or collectively.
Both commercial buildings at South Bridge Road are fully tenanted, according to exclusive marketing agent CBRE.

Spanning six storeys, the building at 80/82 South Bridge Road occupies a 3,127 sq ft site. It carries a price tag of $40 million, or $4,062 psf based on its existing gross floor area (GFA) of about 9,848 sq ft.
Fronting the South Bridge Road corridor, it is zoned for commercial use with a plot ratio of 4.2 under the URA Master Plan 2025. Prospective buyers can tap the property’s unutilised plot ratio to increase the total GFA to around 13,133 sq ft, subject to the relevant authorities’ approval, says CBRE.
Located along the same street block, the six-storey building at 74 South Bridge Road sits on a 1,093 sq ft plot with a GFA of 5,791 sq ft. It carries a guide price of $20.5 million, or $3,540 psf on its GFA.
Clarke Quay, Raffles Place and Chinatown MRT stations are within a six- to 10-minute walk of both assets.
Following the URA’s June 2026 circular easing restrictions on new hotels, backpackers’ hostels and serviced apartments in the Upper Circular Road area, these South Bridge Road assets could benefit from greater redevelopment flexibility, says CBRE.
Prospective buyers may explore converting the properties into boutique hospitality concepts, subject to the relevant authorities’ approvals, the firm adds.

Meanwhile, the two-storey shophouse at 89/A Frankel Avenue occupies a site spanning 2,296 sq ft. It carries a guide price of $6.5 million, which translates to $1,889 psf on its total floor area of approximately 3,441 sq ft.
The ground floor of the shophouse holds permanent approval for restaurant use, while the second level is approved for residential use.
Located off East Coast Road within the Frankel Estate landed housing enclave, the shophouse occupies a stretch anchored by several F&B concepts, including Wine Connection Bar, The Coconut Club and Dutch Colony Coffee Co.
The properties are expected to garner interest from family offices, high-net-worth individuals and owner-occupiers, says Ong Zhen Hao, associate director of capital markets in Singapore at CBRE.
He adds: “This portfolio presents a compelling opportunity for investors to acquire a collection of rare freehold properties in prime locations that continue to attract strong and consistent demand, supporting long-term rental growth and capital appreciation.”
The EOI exercise for the properties will close on Oct 21 at 3pm.
