362 Holland Road to be turned into co-living residences as Trans-Orient wins SLA tender
The reuse of the 24,594 sq ft site near Holland Village MRT signals demand for flexible accommodation and could expand rental options for professionals and students.
SLA awarded 362 Holland Road to Trans-Orient Services for a co-living residence under a three-year lease with two three-year renewal options.

The Singapore Land Authority (SLA) has awarded the tender for the 362 Holland Road state property, next to Holland Village, to Trans-Orient Services.
This follows a price-quality tender, which assesses bids based on both price and quality rather than price alone. The tender opened in March and closed in April.
SLA said on Sept 18 that Trans-Orient Services’ proposal is expected to transform the site into a co-living residence for working professionals and students, with a focus on community living.

It will feature a communal lounge, co-working areas, refreshed common spaces, and biophilic design elements, alongside resident-led activities such as communal dining, games and sports.
The property sits on a 24,594 sq ft plot and has a gross floor area of around 7,375 sq ft.
Once home to the former Holland Road Maternal and Child Health Centre, it has evolved over the years to serve different needs, with its most recent use as student accommodation.
“The rejuvenation of 362 Holland Road is another example of how state properties can be thoughtfully adapted for new or expanded uses while retaining elements that contribute to their distinctive character,” added SLA.
The master lease for the site is a three-year term, and Trans-Orient will have two options to renew for a further three years each.
Records indicate that Trans-Orient Services is a Singapore-registered automotive repair and maintenance company.
The property most recently served as a 37-room student hostel called Assemblage, when logistics services firm Cogent had first won the SLA tender back in 2017 with a bid rent of $32,362 per month.

That came as residents of terraced houses in the Holland Village area were taking in international students as part of homestay programmes organised by schools.
It marked the first time that Cogent — which used to manage now-defunct The Grandstand at the former Turf Club — branched into managing student hostels. Facilities at the hostel included a study room, lounge, pantry, and self-operated laundromat.
The 362 Holland Road site is located within a five-minute walk from Holland Village MRT Station, and is close to lifestyle hubs One Holland Village, Holland Road Shopping Centre and Chip Bee Gardens.
Private residential developments including One Holland Village Residences, Leedon 2 and Holland Residences are within a three- to nine-minute walk of the site.
