A three-room flat at 130A Lorong 1 Toa Payoh has been sold for $890,000 ($1,217 psf), setting a new record for three-room flats in Toa Payoh. The subject flat measures 731 sq ft, sits on the 37th to 39th storeys and has a remaining lease of approximately 91 years.
The sale surpasses the previous high of $868,000 ($1,187 psf), set in January by a three-room flat on the 31st to 33rd storeys of an adjacent block in the same development (see Table 1). Both flats are part of Toa Payoh Crest, completed in 2017, and are identical in size and remaining lease.

Flats in Toa Payoh tend to be well sought after, given the town's central location and the amenities that come with one of HDB's oldest planned estates.

The subject flat is within a 10-minute walk of Caldecott and Braddell MRT stations, giving residents access to three lines: the Circle and Thomson-East Coast lines at Caldecott, and the North-South Line at Braddell (see Map 1). The North-South and Thomson-East Coast lines offer direct rides to the Orchard shopping belt and the CBD, while the Circle Line, completed as a full loop in July 2026, links to every other MRT line and allows cross-island travel.
Several schools are also within a 1km radius. These include three primary schools — CHIJ Primary (Toa Payoh), Kheng Cheng School and Marymount Convent School — as well as two secondary schools, CHIJ Secondary (Toa Payoh) and Raffles Girls' School. Raffles Institution, a junior college, is also within the same radius.
Toa Payoh Crest comprises three- and four-room flats. Its highest resale price to date is $1,200,888 ($1,199 psf), paid for a 1,001 sq ft four-room flat in September 2024.
