Amberwood at Holland Preview: Sim Lian's New 212-Unit Condo
Its family-sized-only mix signals confidence in owner-occupier demand and may attract nearby landed-home right-sizers, families and HDB upgraders to the emerging Holland Plain precinct.

Property developer Sim Lian Group will preview its latest project, the 212-unit Amberwood at Holland, starting from Friday, September 11. The low-rise residential development will feature a mix of three- to five-bedroom units.

A 99-year leasehold development, Amberwood at Holland is also the first project to break ground at the new Holland Plain precinct. This is a new neighbourhood in prime District 10, and it is next to two Good Class Bungalow (GCB) Areas – Brizay Park and Garlick Avenue. The new 34ha private residential precinct is expected to comprise low-rise developments, and could see at least 2,500 new homes built over the next few years.
For now, Sim Lian is the only developer with projects planned in Holland Plain. It won the first government land sale (GLS) site – Holland Plain, now Amberwood at Holland – in August last year. The developer put in the winning bid of $368.37 million ($1,432 psf per plot ratio) for the 183,729 sq ft site.
Sim Lian solidified its position when it was the only developer to put in a bid for the second GLS site – also at Holland Plain. It put in a $454 million bid, or a land rate of $1,491 psf ppr, for the latest GLS site there when the tender closed in May this year.
With these two sites, Sim Lian is on track to develop about 490 new homes in Holland Plain. Another site, adjacent to the second site awarded to Sim Lian, is expected to launch in December.

Amberwood at Holland sits at the corner of Holland Plain and Holland Link, and the development will feature 11 low-rise residential blocks that range from four- to six-stories. The project will also feature a child care centre, as per the tender conditions.
In addition, units at Amberwood at Holland will be split into two collections: the Luxe Collection and the Signature Collection.
All units will come with premium fittings, such as kitchen appliances from V-Zug, LIEBHERR refrigerators, and sanitary ware by Villeroy & Boch. But units in the Luxe Collection feature enhanced specifications, such as natural marble floor finishes, a five-burner hob, built-in steamer, and a wine chiller.
Units in the Luxe Collection are the only units that come with private lift access, and the five-bedroom units feature a six-metre wide living and dining room frontage. Stay tuned to a comprehensive review of Amberwood at Holland by Stacked, which will be published in the coming days.
Justin Quek, CEO of OrangeTee & Tie, says that the absence of small-sized units like one- and two-bedders is a deliberate approach by the developer. “With three- and four-bedroom variants taking up 70% of the development, and five-bedroom suites completing the remaining 30%, it directly answers the pent-up demand for generous living spaces among owner-occupiers”.
The site will also feature lawns, tree-lined courtyards and a stepped water terrace designed by Ecoplan Asia, the landscape architect. Some of the facilities include five swimming pools, including one 50-metre lap pool, as well as various decks and culinary pavilions.
Designed by M.A.N Architects, the design of Amberwood at Holland is inspired by ‘Nordic’ values of health, slowness and simplicity.
“By integrating advanced wellness features such as Thermal Bath, Outdoor Bath, Red Light Wellness into the development, Amberwood at Holland sets a new benchmark for healthy living, enhancing the daily experience of homeowners while offering investors a distinctive value proposition that differentiates the development in a competitive market,” says Mark Yip, CEO of Huttons Asia.

The new condo has been designed for families, says Kuik Sing Beng, Executive Director of Sim Lian Group. “From spacious family-oriented layouts and quality finishes to wellness centric facilities such as red light wellness, thermal baths and outdoor baths, every element has been purposefully curated”.
He adds that this combination of a prime location in Bukit Timah, the project’s liveability, and focus on wellbeing will find strong footing among families looking for a new quality home in the new private residential precinct.
Kelvin Fong, CEO of PropNex Realty, also points out that the project will stand out for being the first project to come to market in the new Holland Plain precinct. “We expect Amberwood at Holland to have a fairly broad potential buyer base, including households looking to right-size from nearby landed homes, families attracted by the schools in the vicinity, and HDB upgraders from Clementi, Queenstown, and surrounding estates,” says Fong.
Amberwood at Holland is banking on its proximity to well-known schools in Bukit Timah to appeal to families with school-going children. Along the Bukit Timah corridor, Methodist Girls’ School less than a kilometre away. Meanwhile, Henry Park Primary School, Pei Hwa Presbyterian Primary School, Nanyang Primary School, Raffles Girls’ Primary School and Hwa Chong Institution are also nearby.

Marcus Chu, CEO of ERA Singapore, points out that public transport connectivity from Amberwood at Holland will likely rely on King Albert Park MRT station on the Downtown Line, which is about a 9-minute walk through the future community plain park.
“This will offer future residents a direct link to the city centre. Additionally, the interchange at Botanic Gardens MRT station for the Circle Line (CCL) will enhance connections to other employment hubs served by CCL stations, like Buona Vista and Paya Lebar,” says Chu.
He also says that MRT connectivity is expected to improve further by 2032 when King Albert Park MRT station becomes an interchange with the opening of its Cross Island Line extension. That is part of the second phase of the Cross Island Line, which is expected to be operational in 2032.
The preview, and eventual sales launch of Amberwood at Holland, kicks off the planned development of the Holland Plain precinct, which should be considered alongside the ongoing development of the Bukit Timah Turf City.
“These urban renewal efforts will take time to play out, and Amberwood at Holland offers prospective buyers the opportunity to purchase a home in a neighbourhood that is entering its next chapter,” says Fong.
The public preview of Amberwood at Holland starts on September 11, and the sales gallery is located along Price Charles Crescent. Sales booking is expected to commence on September 26.
