District 10 condos top weekly resale gains; Grange Residences seller clinches $3.15 mil profit
The gains at Grange Residences and Balmoral 8 signal resilient demand for prime freehold homes, while Seascape’s $2.42 million loss highlights weaker Sentosa Cove performance.
District 10 led profitable condo resales from Sept 22 to 29, with a Grange Residences four-bedder yielding a $3.15 million, or 51.6%, gain.

Body
District 10 developments topped the list of profitable condo resale deals during the week of Sept 22 to 29. Grange Residences ranked first, with the seller of a four-bedroom unit making a profit of $3.15 million.
The 2,583 sq ft unit on the 10th floor fetched $9.25 million ($3,581 psf) on Sept 22; it was purchased for around $6.1 million ($2,361 psf) in December 2011. This translates to a 51.6% profit, or an annualised gain of 2.9% over almost 15 years.
This is far from the record gain at Grange Residences, going by caveats lodged. The biggest profit stands at $6.5 million, from the resale of a 2,852 sq ft unit in June 2025. The four-bedder changed hands for $9.85 million, close to three times its initial purchase price of $3.35 million in June 2004.

Completed in 2004, Grange Residences is a 164-unit condo located along Grange Road. The freehold development comprises three 18-storey residential blocks, housing four-bedders measuring between 2,486 and 2,852 sq ft.
URA data compiled by EdgeProp Singapore shows that Grange Residences recorded four other resale deals this year, all of which were in the black. The units, ranging from 2,583 to 2,852 sq ft, reaped gains of between $1.92 million and $2.8 million.
Another District 10 project, Balmoral 8, came in second on the week’s list of most profitable resale condo transactions.
A 1,905 sq ft, three-bedroom unit garnered a profit of $2.42 million (134%) when it was sold on Sept 24 for $4.22 million ($2,215 psf). It was purchased in April 2005 for $1.8 million ($945 psf). That works out to an annualised gain of 4% over a holding period of 21.5 years.
This ranks as Balmoral 8’s most profitable deal thus far, surpassing the record set 16 years earlier, in 2010. In that transaction, the owner of a 1,841 sq ft three-bedder raked in a $1.6 million gain when the unit was sold for $3.4 million. It was initially bought for $1.8 million in June 2004.
Balmoral 8 is a freehold boutique development along Balmoral Road. Completed in 2003, it has 40 units, the bulk of which are three-bedders ranging from 1,841 to 3,757 sq ft. It also has two two-bedroom units, each measuring 1,701 sq ft.

The Sept 24 deal marks the first resale transaction logged at the project this year. Prior to that, in 2025 and 2024, Balmoral 8 recorded just two transactions. Those units were priced at $3 million and $4.2 million, netting profits of $958,800 and $800,000, respectively.
Meanwhile, the steepest loss among condo resale deals for the week involved a three-bedder at Seascape, a 99-year leasehold development in District 4.
The seller of the 2,174 sq ft unit incurred a $2.42 million loss when it was sold for $3.37 million ($1,549 psf) on Sept 28. The seller had bought the unit from the developer for $5.79 million ($2,662 psf) in April 2010.
The shortfall works out to 41.8%, or 3.2% annualised over more than 16 years.
Still, it is well below the condo’s record $6.6 million loss, seen in 2017. That transaction involved a four-bedder of 4,069 sq ft. It changed hands for $6.2 million after it had been purchased for $12.8 million in June 2010.
Located along Cove Way in Sentosa Cove, the 151-unit Seascape comprises two eight-storey residential blocks with three- and four-bedroom units ranging from 2,164 to 4,069 sq ft. It also has 18 four-bedroom penthouses ranging from 3,380 to 4,252 sq ft, and two five-bedroom villas measuring 9,665 and 6,631 sq ft, respectively.
Seascape saw two other caveated resales this year, one of which was in the red. On Feb 20, a 2,174 sq ft three-bedder was sold for $4.05 million, resulting in a loss of $1.87 million.
