Five-room flat at SkyTerrace @ Dawson sold for $1.6 mil, setting islandwide HDB resale psf record of $1,502
The record signals strong demand for high-floor, long-lease flats in mature estates and may support premium pricing at SkyTerrace @ Dawson and nearby projects.
A five-room SkyTerrace @ Dawson flat sold for $1.6 million ($1,502 psf) in September 2026, setting Singapore’s HDB resale psf record.

Body
A five-room flat at 91 Dawson Road, part of SkyTerrace @ Dawson in Queenstown, was sold for $1.6 million ($1,502 psf) in September 2026. This is the highest psf recorded for an HDB resale flat in Singapore. The price is also the highest paid for a flat in the block.
Located on the 37th to 39th storeys, the 1,065 sq ft flat has a remaining lease of about 89 years, with the lease commencing in 2016.
The transaction surpasses the previous psf high of $1,501, set by a four-room flat at 1C Cantonment Road, part of The Pinnacle@Duxton, in March 2025 (see Table 1). Eight of the other nine transactions in the top 10 were at The Pinnacle@Duxton development along Cantonment Road.

The subject flat is one of 12 HDB resale flats that have transacted at $1.6 million or more so far in 2026.
In Queenstown, the previous psf record was $1,455, set by another five-room flat in the same block in March 2026 (see Table 2). That flat sold for $1.55 million.

Four of the five highest HDB resale transactions by psf in Queenstown were at SkyTerrace @ Dawson. The remaining transaction was a four-room flat at 94 Dawson Road, part of the neighbouring SkyParc @ Dawson, sold for $1.388 million ($1,417 psf) in September 2026.
SkyTerrace @ Dawson also holds the town's highest resale price of $1.7 million ($1,295 psf), set by a larger five-room flat in February 2026, EdgeProp Singapore reported. The subject flat sold for $100,000 less, but at $207 more per sq ft. This suggests demand for units in the development remains strong, with buyers willing to pay more per sq ft for the smaller unit.
The subject flat's high psf could be attributed to its high floor and its location in the mature Queenstown estate. It is within a 1km walk of Queenstown MRT Station (see Map 1). The flat's relatively long remaining lease of about 89 years may have also supported the price.
The development's award-winning design could be another factor. SkyTerrace @ Dawson was named Design of the Year at the 2016 President's Design Award. HDB had commissioned private firm SCDA Architects in 2008 to design the development. Its five blocks of 40 to 43 storeys feature sky gardens on the upper floors and paired units for multi-generational living.

The development sits beside the Alexandra Canal Linear Park, a park connector linking Queenstown MRT Station to Tanglin Road. Other amenities nearby include a FairPrice supermarket at Dawson Place and a Sheng Siong supermarket, both open 24 hours. Queenstown Primary School is within 1km.
Nearby on Margaret Drive, a GuocoLand-Hong Leong consortium was awarded a government land sale (GLS) site for $497 million ($1,154 psf ppr) in 2024. The 462-unit Penrith condo on the site sold 97% of its units on launch day in October 2025, at $2,435 psf to $3,088 psf.
