Four-bedder at Caribbean At Keppel Bay sold for $3.3 mil profit
The record gain and 27 profitable resales among 28 other 2026 transactions signal resilient demand, potentially supporting resale prices at the waterfront development.
A Caribbean At Keppel Bay four-bedder sold for $5.59 million on Oct 13, yielding a development-record $3.34 million, or 148.5%, profit.

Body
The sale of a four-bedroom apartment at Caribbean At Keppel Bay, a 99-year leasehold development in District 4, was the most profitable condo resale deal during the week of Oct 6 to 13.
The seller of the 2,390 sq ft unit on the third floor reaped a $3.34 million (148.5%) gain when it changed hands for about $5.59 million ($2,339 psf) on Oct 13. The seller had bought the unit from the developer for $2.25 million ($941 psf) in October 2000.
This works out to an annualised profit of 3.6% over a holding period of 26 years.
The transaction sets a new record profit for resale deals at the development. It surpasses the previous top gain of $2.71 million, which came from the sale of another four-bedder last December.

That 2,433 sq ft unit, which was previously purchased for around $2.3 million in October 2000, was subsequently sold for $5 million on Dec 16, 2025.
Caribbean At Keppel Bay is a 969-unit development completed in 2004. Located on Keppel Bay Drive, the waterfront development comprises 23 residential blocks, each rising 10 storeys.
Units at the condo start from two-bedders of 840 sq ft and go up to four-bedders of 3,541 sq ft. There are also penthouses measuring 4,650 to 6,135 sq ft.
The development is close to HarbourFront MRT Station (an interchange for the Circle and North-East lines) and retail mall VivoCity. Lifestyle and recreational facilities at Sentosa Cove are also nearby.
Apart from the Oct 13 transaction, Caribbean At Keppel Bay has logged 28 other resale transactions this year. Caveats tabulated by EdgeProp Singapore show that 27 of these were in the black, with owners netting gains ranging from $95,000 to $1.46 million.
The second-highest profit for the week came from a unit at Grange Residences, a District 10 development. The 2,852 sq ft, four-bedroom apartment was sold for $10.2 million on Oct 12, with the seller netting a $2.9 million (39.7%) surplus.

The figure translates to a 3% annualised gain over a holding period of around 11.5 years. The unit was previously transacted for $7.3 million in May 2015.
The deal is far from the most profitable transaction at Grange Residences. The record profit stands at $6.5 million, achieved from the sale of another four-bedroom unit in June 2025.
That 2,852 sq ft unit fetched $9.85 million, after the owner had purchased it for $3.35 million in June 2004. As a result, the owner made an annualised gain of 5.3% over 21 years.
Completed in 2004, Grange Residences is a freehold development on Grange Road in District 10. Featuring three 18-storey blocks, it has 164 residences in four-bedroom layouts of 2,486 to 2,852 sq ft.
The condo is close to Tanglin Mall and the Orchard Road shopping belt.
On the other end of the spectrum, Marina Collection in Sentosa Cove saw the steepest loss for the week.
A four-bedroom unit measuring 2,185 sq ft was sold for $3.1 million ($1,419 psf) on Oct 9, leaving the seller $2.36 million in the red.

The unit was purchased for $5.46 million ($2,500 psf) in February 2010. As such, the sale resulted in a loss of 43.3%, or 3.3% annualised over more than 16 years.
Though the seller incurred a seven-digit deficit, it is still significantly less than the $5.87 million loss booked on a five-bedroom unit last month, which set a new record low for Marina Collection.
The 4,725 sq ft apartment fetched $6.8 million on Sept 3. The seller, who bought the fourth-floor unit for $12.67 million in January 2008, suffered a 46.3% loss, or 3.3% annualised over nearly 19 years.
Marina Collection is a 99-year leasehold condo completed in 2011. It has 124 units across three four-storey blocks, with three- to five-bedders of 1,873 to 4,725 sq ft.
The development is a 10-minute walk from Quayside Isle, a mixed-use development along the Sentosa Cove waterfront with shops and eateries. VivoCity is an eight-minute drive away.
