Freehold project Peach Garden leads weekly condo resale gains with $3.6 mil profit
The gain signals substantial long-term appreciation for large freehold District 15 homes, while Suites at Orchard’s loss suggests performance may remain uneven across prime-market segments.
A Peach Garden four-bedroom apartment sold for $5.1 million ($1,844 psf) on Sept 17, generating the project’s record $3.62 million profit.

Body
A four-bedroom apartment at Peach Garden in Marine Parade topped the list of profitable condo resale transactions during the week of Sept 15 to 22.
The seller of the 2,766 sq ft apartment netted a profit of $3.62 million (244.6%) when it fetched $5.1 million ($1,844 psf) on Sept 17. It was purchased for $1.48 million ($535 psf) in July 2003, resulting in an annualised gain of 5.5% over a holding period of about 23 years.
Based on caveats lodged, the transaction is Peach Garden’s most profitable deal thus far. It inches past the previous record set in January 2012, when a 5,231 sq ft penthouse changed hands for $6.85 million. The seller scored a gain of $3.6 million on the deal, having bought the unit in April 2004 for $3.25 million.

Completed in 1975, Peach Garden is a freehold development off Meyer Road in District 15. It comprises two blocks with 72 apartments — predominantly four-bedders spanning 2,766 sq ft. There are also penthouses measuring 5,231 sq ft.
Aside from the Sept 17 deal, there have been three other resale transactions at Peach Garden this year, one of which was profitable. On April 6, another 2,766 sq ft apartment was sold for $5.12 million, reaping a profit of $1.13 million.
The second most profitable resale during the week was logged at freehold condo The Botanic on Lloyd in District 9.
A four-bedder on the fifth floor scored a profit of $3.25 million (153%) when it was sold on Sept 18 for $5.38 million, or $2,074 psf. That works out to a 4.2% gain on an annualised basis over a holding period of almost 23 years. The 2,594 sq ft apartment was originally purchased for $2.13 million ($820 psf) in December 2003.
This is the second-highest gain made on an apartment at The Botanic on Lloyd. It is lower than the $4.15 million record profit set four years ago by the sale of a 3,584 sq ft four-bedder. That apartment — purchased for $2.73 milion in 2005 — changed hands for around $6.88 million in January 2022.
The Botanic on Lloyd is a 66-unit boutique development located along Lloyd Road, off Oxley Road in the River Valley area. Completed in 2006, the development comprises three- to four-bedroom units ranging from 1,485 to 3,584 sq ft. It also includes six three-storey townhouses spanning 4,058 to 4,446 sq ft.

URA data compiled by EdgeProp Research shows that The Botanic on Lloyd recorded just one other resale deal this year, which was also in the black. A 3,488 sq ft, four-bedroom apartment fetched about $7.48 million on April 7, reaping a gain of $1.68 million.
At the other end of the spectrum, the steepest loss among this week’s most unprofitable condo resales involved a three-bedder at Suites at Orchard.
The transaction left the seller $432,000 in the red, translating to an annualised loss of 1.1% over a 12.5-year holding period. The 1,582 sq ft apartment on the seventh floor changed hands for $2.79 million ($1,762 psf) on Sept 17, below its previous purchase price of $3.22 million ($2,049 psf).
Located along Handy Road, Suites at Orchard is a 99-year leasehold development completed in 2014. It houses 118 apartments across one- to three-bedroom types, with sizes ranging from 548 to 2,196 sq ft.
The Sept 17 deal marks the first transaction at the project this year, going by caveats lodged. In 2025, Suites at Orchard logged five resale deals. Of these, four were unprofitable, incurring losses ranging from $2,000 to $239,000.
