Gerbang Nusajaya, Puteri Harbour open up new opportunities in Iskandar Puteri

West Johor is entering a new phase of growth, placing UEM Sunrise Bhd’s long-established developments in Iskandar Puteri at the heart of the opportunities emerging from the region’s expanding economic links with Singapore.

As the master developer of Iskandar Puteri, the award-winning developer has played a central role in shaping the area over the past two decades. Its long-term master plan brings together residential, commercial, business, industrial and lifestyle components, with Gerbang Nusajaya and Puteri Harbour among the key developments driving its next phase of growth.

Gerbang Nusajaya, in particular, is taking on a more prominent role as a new growth node in western Iskandar Puteri. Planned as an integrated township for businesses, industries and communities, its proposition is being strengthened by major improvements in connectivity and the economic opportunities expected from the Johor–Singapore Special Economic Zone (JS-SEZ).

A key catalyst for Gerbang Nusajaya is its strategic position as a gateway between Malaysia and Singapore. The Gerbang Nusajaya Interchange, which opened in December 2025, provides direct access to the Malaysia–Singapore Second Link Expressway, strengthening the township’s connectivity and positioning it to benefit from increased economic activity within the JS-SEZ and the wider Johor–Singapore economic corridor.

Against this backdrop, Gerbang Nusajaya and Puteri Harbour serve distinct but complementary roles within UEM Sunrise’s wider Iskandar Puteri master plan.

Gerbang Nusajaya: an emerging economic gateway

Spanning approximately 4,471 acres, Gerbang Nusajaya is envisioned as a large-scale integrated township combining residential neighbourhoods, commercial centres, business districts and industrial components within one master-planned ecosystem.

Its strategic location is complemented by a growing connectivity network. Beyond direct access to the Malaysia–Singapore Second Link Expressway via the Gerbang Nusajaya Interchange, the township is connected to the wider Iskandar Puteri growth corridor through the Coastal Highway Southern Link and surrounding road networks.

These connections improve accessibility for residents and businesses while strengthening Gerbang Nusajaya’s role as a gateway for cross-border economic activity between Johor and Singapore.

The township is also home to Nusajaya Tech Park, an industrial development supporting the area’s growing manufacturing, logistics and technology ecosystem. This expansion of economic activity within Gerbang Nusajaya is expected to support the surrounding residential and commercial catchment, adding a fresh vibrancy to the neighbourhood.

Contemporary homes for modern living

Gerbang Nusajaya is a growing freehold township in Iskandar Puteri, offering a range of landed homes designed to cater to customers at different stages of life, from first-time homebuyers and upgraders to retirees and investors, who seek space, connectivity and a well-planned community environment.

UEM Sunrise’s residential offerings include Aspira Lakehomes, Aspira ParkHomes, Aspira Gardens and Aspira Hills, providing a diverse selection of landed residences across different neighbourhood settings. The homes feature contemporary designs and are complemented by landscaped green spaces and community amenities that support an active, family-oriented lifestyle.

A growing catchment

Residents have access to established education, healthcare, retail and leisure destinations across Iskandar Puteri, including EduCity, Puteri Harbour, Mall of Medini, Anjung Neighbourhood Centre and Gleneagles Hospital Medini.

Nearby attractions, including LEGOLAND Malaysia Resort, contribute to the broader Iskandar Puteri catchment by drawing visitor activity that supports the area’s tourism, hospitality, retail and leisure ecosystem.

Within Gerbang Nusajaya itself, Aspira Square and Aspira Place provide commercial spaces that can support the everyday needs of the growing community.

Sustainability initiatives are intended to be introduced progressively, subject to development phasing. Combined with green spaces, community facilities and improving connectivity, the focus is on building a more complete township that can continue to evolve alongside its residents and businesses.

Waterfront living at Puteri Harbour

Puteri Harbour, meanwhile, has matured into a waterfront lifestyle destination in Iskandar Puteri. Developed across 1,172 acres, the freehold mixed development facing the Straits of Johor creates a distinctive seafront environment that forms a calming backdrop to homes here.

UEM Sunrise’s residential portfolio within Puteri Harbour includes Teega, Almas Suites, Imperia Condominium, Estuari Gardens, Estuari Greens and Estuari ParkHomes, complemented by DiReka Square commercial shop-offices.

Built around its waterfront setting, Puteri Harbour combines homes with marina, retail, dining, leisure and hospitality components. Its low-density environment and resort-style character cater to buyers seeking the conveniences of Iskandar Puteri within a more relaxed setting.

Building on this established community is Laman Estuari, UEM Sunrise’s latest residential offering in Puteri Harbour. Comprising Estuari Greens and Estuari ParkHomes, the development offers a range of landed residences designed for families seeking greater space, privacy and comfortable everyday living.

Beyond its residential offerings, Puteri Harbour is supported by commercial and lifestyle components that contribute to a vibrant, self-sustaining community. DiReka Square serves as a commercial hub comprising 113 two-and three-storey shopoffices, providing a range of retail, F&B and everyday services.

Together, these residential, commercial and lifestyle components reinforce Puteri Harbour as an integrated waterfront community, offering more than just a place to live, but a destination where residents can live, work, dine and enjoy leisure within a well-connected environment.

More to enjoy close to home

Lifestyle is one of Puteri Harbour’s main strengths. Marina Walk, Puteri Harbour anchors the waterfront, complemented by the Puteri Harbour International Ferry Terminal and nearby dining, retail and leisure offerings.

Within the residential community, facilities such as the Estuari Sports Centre, community open field, jogging and walking trails and multi-purpose court give residents more opportunities to stay active and connect with their neighbourhood.

The wider location adds another layer of convenience. EduCity, Marlborough College Malaysia, Raffles American School and other higher-education institutions are nearby; together with Gleneagles Hospital, Columbia Asia Hospital for healthcare; Horizon Hills Golf Club for recreation, and Sireh Park for outdoor enthusiasts.

The 343-acre public park, located in the heart of Iskandar Puteri, has been officially recognised by the Malaysia Book of Records as the Largest Urban Community Green Recreational Park in Malaysia. The public park offers a green recreational and educational destination, featuring botanic gardens, scenic lakes and trails for walking, hiking, running and cycling.
