Ground-floor strata commercial unit on Keong Saik Road for sale at $11 mil
Its F&B approval and lower quantum than recent long-tenure Chinatown shophouse sales may widen investor and owner-occupier interest in prime conservation-area commercial space.
The 1,389 sq ft, 999-year leasehold restaurant unit at 6 Keong Saik Road is offered from $11 million, or $7,919 psf.

A ground-floor strata commercial unit at 6 Keong Saik Road is being offered for sale through an expression of interest (EOI) exercise. The 999-year leasehold unit measuring 1,389 sq ft is priced from $11 million, or $7,919 psf.
The unit is approved for restaurant use, according to Steward Asia (a unit of PropNex), which is marketing the property. French restaurant Loulou formerly occupied the unit, but it has ceased operations and vacated the space.
The unit sits on the ground floor of a strata-titled three-storey shophouse. It last changed hands for $8.5 million ($6,121 psf) in September 2024, based on lodged caveats.

The latest Keong Saik Road commercial transaction was for a freehold shophouse that fetched $16 million in June, caveats show. Before that, Steward Asia had brokered the deal for another freehold shophouse at 3 Keong Saik Road for $22 million in May.
“At $11 million, 6 Keong Saik Road gives investors a 999-year lease on the same street, with F&B approval already in place to attract tenants and owner-occupiers,” said Raelyn Lee, Steward Asia’s listing manager.
Steward Asia co-founder Loyalle Chin added that no freehold or 999-year shophouse in the CBD and Chinatown has sold below $15 million since 2025.
The EOI will close at 3pm on Oct 30.
