Hong Kong's commercial real estate investment market strengthened in the first half of 2026 as end-users and education-related investors drove transaction activity, according to CBRE.
Investment volume totalled HK$23.1 billion in H1, representing a 50% year-on-year increase despite Q2 investment volume easing 15% to HK$8.1 billion. Office assets remained the most actively traded sector, while properties suitable for student accommodation conversions continued to attract strong investor interest.
CBRE noted that among the notable transactions, Singapore's Wee Hur Capital acquired One Bedford Place in Tai Kok Tsui for HK$720 million for conversion into student accommodation, while Crystal Investment purchased two assets in Kowloon City and Hung Hom for a combined HK$443 million. Developers also returned to the market for redevelopment opportunities, highlighted by Chinachem Group's acquisition of North Point Terrace for more than HK$1.9 billion.
The number of commercial property deals above HK$77 million rose 76% year-on-year to 30 in Q2, data from CBRE revealed. Nearly half of these involved distressed assets, with 14 transactions worth HK$3.2 billion completed at significant discounts.
CBRE said end-users remained the key source of demand despite higher financing costs and rising HIBOR, while discounted pricing continued to attract opportunistic investors seeking quality assets.
