Leedon Green one-bedder listed for mortgagee sale at $1.6 mil guide price

A one-bedroom unit at Leedon Green, a freehold development in prime District 10, went under the hammer at SRI’s property auction on July 29. The 603 sq ft unit was offered via a mortgagee sale at a guide price of $1.6 million, or $2,653 psf.

The property did not find a buyer at auction and remains available.

The 12th-floor unit has a combined living and dining area, a kitchen, a master bedroom with an en suite bathroom, as well as a balcony.

Lodged caveats show that the property was last sold for $1.51 million ($2,503 psf) by the developer in June 2023.

Located along Leedon Heights off Holland Road and Farrer Road, the condo has 638 units spread across seven residential blocks.

Its unit mix consists of one- to four-bedders ranging from 474 to 1,496 sq ft, as well as duplex garden villas from 2,400 sq ft.

Developed by MCL Land and Yanlord Land Group, Leedon Green obtained its temporary occupation permit at the end of 2023.

The development is an eight-minute walk from Farrer Road MRT Station. Retail and dining options in Holland Village, Dempsey and Orchard Road are within a seven- to 12-minute drive.

Leedon Green has seen six units change hands this year. The latest transaction occurred on July 6, when a 667 sq ft, two-bedroom unit on the seventh floor fetched $1.75 million ($2,622 psf).

Prior to that, the development recorded two resale transactions in June: a 667 sq ft, two-bedroom unit that was sold for $1.76 million ($2,637 psf); and a larger 775 sq ft two-bedder that changed hands for $2.03 million ($2,619 psf).
