Million-dollar HDB resale transactions in Singapore climb to record 597 in Q3
The record volume signals sustained demand for premium resale flats and may support upper-end HDB prices, particularly in established locations such as Queenstown, Bishan and the Central Area.
Singapore recorded 597 million-dollar HDB resale deals in Q3 2026, up from 490 in Q2, while transactions priced above S$1.5 million reached 26.

Singapore's premium HDB resale market strengthened in Q3 2026, with million-dollar transactions reaching a new quarterly record and sales of flats priced at S$800,000 and above rising sharply, according to Realion (OrangeTee & ETC) Research.
HDB caveat data from data.gov.sg showed that resale transactions involving flats sold for at least S$800,000 rose 28.1% quarter-on-quarter, from 1,423 units in Q2 2026 to 1,823 units in Q3. The latest tally also exceeded the 1,506 transactions recorded in Q3 2025.
Million-dollar resale deals increased to 597 in Q3, up from 490 in the preceding quarter, marking another quarterly record.
The highest-priced resale flat transaction during the quarter was a five-room unit along Cantonment Road in the Central Area, which sold for S$1.72 million.
Demand for the most expensive flats also strengthened. Realion noted that 26 resale transactions above S$1.5 million were recorded in Q3, compared with 15 in Q2 and 12 in Q1 2026.
Queenstown accounted for the largest share of these high-value deals, with eight transactions, followed by Bishan with five and the Central Area with four. Clementi and Toa Payoh recorded three transactions each.
The figures point to sustained demand at the upper end of Singapore's HDB resale market, with both million-dollar deals and transactions above S$1.5 million gaining momentum in Q3, according to Realion's analysis of the caveat data.
