Mortgagee sales drive property auction listings to five-year high in 1H2026
The increase signals tighter financing pressure and may expand opportunities for auction buyers, although successful sales remained limited to 13 properties worth $27.67 million.
Singapore recorded 292 auction listings in 1H2026, a five-year half-yearly high, including 216 mortgagee listings that rose 30.9% from 2H2025.

The Singapore property auction market saw an uptick in mortgagee sales in 1H2026, according to research by ETC, a member of Realion Group. There were 216 mortgagee sale listings in 1H2026, 30.9% more than the 165 listings recorded in 2H2025, and 28.6% higher y-o-y.
“The larger proportion of mortgagee-sale listings this first half of the year is reflective of tighter financing conditions in the current macro-environment,” said Joy Tan, ETC’s head of auction and sales, in a July 27 release.
In contrast, owner-sale listings stood at 53 in 1H2026, dipping from 67 in 2H2025 and 86 in 1H2025. Tan attributes the decline to “a healthy resale market, which has allowed borrowers to dispose of their properties on the open market ahead of foreclosure”.

Meanwhile, other types of sales, including estate, trustee, MCST (Management Corporation Strata Title), liquidator and sheriff sales, totalled 23 in the first half of the year. The figure edged down from 28 in 2H2025, but is higher than 15 sales recorded in 1H2025.
Overall, there were 292 auction listings in 1the first six months of 2026, 12.3% higher than the 260 listings in 2H2025, and 8.6% higher than the 269 listings in 1H2025. The 1H2026 figure represents the highest half-yearly number of listings in five years, adds Tan.
Residential listings accounted for the majority of listings, at 144, or 49.3% of the total. Industrial properties were second, with 87 listings (29.8%), followed by retail properties, with 46 (15.8%).
Tan points out that industrial listings have risen compared to the year before, driven by Business 1 and Business 2 strata factores with fewer than 30 years remaining on their leases. On the other hand, retail listings have dipped, as healthy occupancy and tight supply have supported “rapid absorption” of vacant units.
Properties that were successfully auctioned off in 1H2026 stood at 13, with a total transaction value estimated at $27.67 million. The number of transactions is on par with 2H2025 and slightly higher than in 1H2025, says ETC.
The auctioned properties were primarily residential and industrial units, with notable transactions including the sale of a terraced house at Carisbrooke Grove for $5.2 million, a single-storey intermediate terrace at Lorong 22 Geylang that fetched $3.5 million, and a three-bedder at Park Infinia, a freehold condo on Lincoln Road in District 11, that sold for $3.42 million.

Looking ahead, Tan expects the auction market to remain active, with more residential and industrial mortgagee sale listings in the coming months. However, she believes total auction sales in 2H2026 will track closely to 1H2026 performance, subject to any broader macroeconomic and geopolitical changes.
