A conservation shophouse on North Canal Road and a strata commercial unit at Nomu, a freehold mixed-use development off Orchard Road, are up for sale with guide prices of $16.8 million and $6 million, respectively.
The properties are held by different owners, according to Knight Frank Singapore, which is marketing the assets.
The shophouse on North Canal Road is a 999-year leasehold, three-storey property occupying a 953 sq ft commercial site. It has an estimated gross floor area of 3,154 sq ft, which means its guide price works out to $5,327 psf.

Located in the Boat Quay Conservation Area, the shophouse is directly opposite OCBC Centre, with the Raffles Place and Clarke Quay MRT stations a short walk away.
Meanwhile, the strata commercial unit at Nomu is a ground-floor unit spanning 1,335 sq ft. It is currently tenanted, said Mary Sai, executive director for capital markets at Knight Frank Singapore. Based on its strata area, the guide price translates to $4,494 psf.
Situated along Handy Road, Nomu is a freehold development with shops, offices and residential apartments that was completed in 2009. The property is close to the Dhoby Ghaut MRT interchange and is within walking distance of malls such as Plaza Singapura and The Cathay.
Freehold and near-freehold commercial opportunities remain limited in Singapore, particularly within established city-centre precincts where supply is constrained, said Sai. “This scarcity has supported sustained interest from private investors, family offices and owner-occupiers seeking assets that combine wealth preservation with future upside.”
