Oei Tiong Ham Park GCB sold for $31.3 mil
The completed sale below guidance signals discerning GCB demand, while continued interest in well-located redevelopment sites may support transactions when sellers align pricing with buyer expectations.

A Good Class Bungalow (GCB) at 5 Jalan Sampurna, located within the Oei Tiong Ham Park GCB area, has been sold for $31.3 million, according to Savills Singapore, which handled the sale on behalf of the sellers.
The price translates to $2,089 psf on the property’s 14,982 sq ft land area. The site had "attracted strong interest from discerning buyers”, added Savills.
The price is 10.6% lower than the $35 million ($2,336 psf) guide price when it was put on the market in June.

Before that, it had been launched for sale in March 2025 through an expression of interest exercise with a guide price of $42.8 million ($2,857 psf).
“The successful sale of Jalan Sampurna demonstrates the continued depth of demand for quality GCB opportunities in Singapore,” said Nick Chan, associate director of investment sales and capital markets at Savills Singapore. “While buyers remain discerning, well-located sites with strong redevelopment potential continue to attract meaningful interest.”
The freehold property occupies a corner plot with a 37m street frontage and a depth of around 32m. The existing property on the site is a home built in the 1980s that has a built-up area of about 9,000 sq ft.
