Pair of adjoining freehold industrial properties in Jalan Senang Food Zone for sale at $18 mil
The rare freehold tenure, adjoining configuration and existing 800-pallet cold storage capacity may attract food and cold-chain owner-occupiers seeking operational flexibility and fit-out savings.
Two adjoining freehold industrial properties in Jalan Senang’s approved Food Zone are offered at $18 million, equivalent to about $1,996 psf on 9,017 sq ft.

A pair of adjoining freehold industrial properties in Jalan Senang’s approved Food Zone is being offered for sale through an expression of interest (EOI) exercise, with a collective guide price of $18 million.
The two properties sit on a 9,017 sq ft land plot, translating to a price of around $1,996 psf, says marketing agent Huttons Asia.
Zoned for Business 1 use, the site has a plot ratio of 2.0 and an estimated maximum gross floor area of about 18,034 sq ft.

It also has a combined frontage measuring more than 30m and a depth of 27.5m, which provides good accessibility for loading and unloading, and operational flexibility, the firm adds.
Lee Sze Teck, senior director of data analytics at Huttons Asia, said the properties’ existing cold storage capacity of up to 800 pallets gives incoming operators a head start by potentially saving them the time and capital required to fit out a new facility.
Located in District 14, Jalan Senang sits within an established light-industrial enclave in the Kembangan–Eunos area, where food-related businesses operate alongside other industrial uses.
Ong Jianlong, senior group district director at Huttons Asia, said the properties could appeal to food operators, cold-chain businesses, central kitchen operators and food manufacturers, as well as owner-occupiers looking for a sizeable freehold industrial property for their operations.
“Food operators usually have to settle for leasehold premises, where value declines as the lease runs down. It is rare to find two adjoining freehold food factories with a combined frontage of over 30m available for sale together,” he added.
The EOI exercise for the two properties will close on Oct 31 at 4pm.
