Seller of Nassim Park Residences four-bedder reaps $2.5 mil profit
Profitable resales at Nassim Park Residences alongside The Scotts Tower’s $1.36 million loss signal uneven prime-market performance, which may make buyers more selective by project and unit type.
A Nassim Park Residences four-bedder sold for $16 million on Oct 2, generating the week’s highest resale profit of $2.5 million, or 18.5%.

Body
The most profitable condo resale over the week of Sept 29 to Oct 6 involved a four-bedder at Nassim Park Residences, a freehold condo in District 10.
The seller of the 3,477 sq ft unit on the third floor scored a profit of $2.5 million (18.5%) when it changed hands for $16 million ($4,602 psf) on Oct 2. It had been purchased for $13.5 million ($3,883 psf) in September 2015. The annualised gain is 1.5% over an 11-year holding period.
Despite the seven-figure profit, this is far from the most lucrative transaction at Nassim Park Residences. That record remains with a 2023 deal that netted $7.26 million in profit. It involved a 4,822 sq ft four-bedder that was resold for about $22 million, after the seller purchased it from the developer for $14.74 million in June 2008.

Completed in 2011, Nassim Park Residences is a low-rise development on Nassim Road. It has 100 units, with four-bedroom units and five-bedroom penthouses measuring between 3,175 and 8,008 sq ft.
Nassim Park Residences recorded two other resale transactions this year, going by caveats lodged. Both units were in the black, earning their sellers profits of $2.95 million and $4.15 million.
Next up on the list of most profitable deals was a four-bedroom unit at Hillington Green in the Hillview area.
On Oct 2, the seller of the 1,755 sq ft unit reaped a $2.02 million (233.7%) profit when it sold for $2.89 million. The price is more than three times its initial purchase cost of $866,970 in June 2004, translating to an annualised gain of 6% over a holding period of almost 21 years.
Based on caveats lodged, the transaction is Hillington Green’s most profitable deal thus far. It surpasses the previous record of $1.83 million set in July 2023, when another 1,755 sq ft unit fetched $2.85 million. The seller had bought it 21 years earlier for $1.02 million in May 2002.
Hillington Green is a 999-year leasehold condo on Hillview Avenue that was completed in 2002. It comprises seven residential blocks with 480 units — predominantly three-bedders sized between 1,335 and 2,465 sq ft.

URA data compiled by EdgeProp Singapore shows that Hillington Green logged 11 other resale deals this year, all of which were profitable. The units, which ranged from 980 to 2,465 sq ft, generated gains of between $293,800 and $1.8 million.
Meanwhile, the week’s steepest loss occurred at The Scotts Tower in District 9.
The resale of an 840 sq ft one-bedder resulted in a $1.36 million (42.7%) deficit when it fetched $1.82 million ($2,168 psf) on Oct 2.
It had been bought for close to $3.18 million ($3,783 psf) in April 2013, resulting in a 4% annualised loss over a 13.5-year period.
The deal ranks as The Scotts Tower’s sixth most unprofitable transaction. It is around $330,000 shy of the biggest loss of $1.69 million from the sale of an 872 sq ft two-bedder a year ago. The unit was sold for $1.83 million in September 2025, after it had been purchased from the developer for $3.52 million in 2013.
Completed in 2016, The Scotts Tower is a 231-unit, 31-storey condo located at the corner of Scotts Road and Cairnhill Road. It is a five-minute walk from Newton MRT interchange, which is a stop away from lifestyle and retail amenities along the Orchard Road shopping belt.
