Terra Hill records new psf-price low of $2,093 in developer sale
The new low, alongside 54 unsold units after a 38% launch take-up, may signal price sensitivity and potentially influence pricing decisions for remaining units.
Terra Hill recorded its first sale below $2,100 psf when a 1,539 sq ft four-bedder sold for $3.22 million, or $2,093 psf.

Freehold condo Terra Hill was the only private non-landed residential project to set a new psf-price floor during the week of Aug 18 to 25. It struck $2,093 psf when the developers sold a 1,539 sq ft four-bedder on the fifth floor for $3.22 million on Aug 18.
This is the first time an apartment at the District 5 development has fetched less than $2,100 psf. It falls below the project’s previous low of $2,233 psf, which involved an 840 sq ft two-bedder purchased from the developers for $1.88 million in February 2023.
Terra Hill is a 270-unit development situated at the top of Yew Siang Road, off Pasir Panjang Road. It comprises two- to five-bedders measuring between 624 and 2,142 sq ft. There are also six five-bedroom duplex penthouses of 3,035 sq ft.

Over its launch weekend in February 2023, Terra Hill logged a 38% take-up rate at an average selling price of around $2,650 psf. Based on caveats lodged as of Sept 1, there are 54 units that remain unsold.
Terra Hill is expected to receive its temporary occupation permit in 2028.
As for new psf-price highs, Goldenhill Park Condominium topped the list among private non-landed residential developments.
A 1,313 sq ft, three-bedroom unit on the 16th floor fetched $3.5 million on Aug 19, setting a fresh record of $2,665 psf at the freehold project.
It surpasses the condo’s previous price peak of $2,547 psf, established just three weeks earlier from the sale of a larger 1,335 sq ft three-bedder for $3.4 million on July 28.
Located along Mei Hwan Drive in District 20, Goldenhill Park Condominium is a 390-unit development that was completed in 2004. It features five 20-storey residential blocks that house two- to four-bedders ranging from 926 to 2,928 sq ft.
The development commands one of the highest average resale prices in the neighbourhood.
Based on caveats compiled by EdgeProp Singapore, the condo averaged $2,386 psf over the past 12 months, outperforming projects such as The Springbloom and Chiltern Park, which averaged $1,586 psfw and $1,580 psf, respectively.

In terms of absolute price, the most expensive transaction at Goldenhill Park Condominium involved a 2,928 sq ft, four-bedroom penthouse that changed hands for $4.3 million ($1,469 psf) in February 2022.
The second highest psf-price for the week came from a 1,582 sq ft, three-bedroom unit at Aspen Heights. The 14th-floor unit was sold for $4.1 million on Aug 21, setting a new psf-price high of $2,591 at the 999-year leasehold development.
The sale edges past the condo’s previous record of $2,538 psf, which occurred three months prior on May 21, when a 1,324 sq ft, three-bedroom unit changed hands for $3.36 million.
Completed in 1998, Aspen Heights has a total of 606 units housed in two Y-shaped, 16-storey residential blocks. Its two- to five-bedders span 883 to 3,197 sq ft.
Located along River Valley Road in prime District 9, the development is within a two- to six-minute drive from amenities, including Great World, the Orchard Road shopping belt and Fort Canning.
Caveats lodged show that the development has posted 10 resales thus far in 2026, at an average price of $2,456 psf.

Excluding the Aug 21 and May 21 transactions, the other units — sized between 1,044 and 1,572 sq ft — were sold at prices ranging from $2,263 to $2,515 psf.
