Thomson Reserve draws over 23,000 visitors in first week of preview
The turnout signals broad demand from owner-occupiers, HDB upgraders and investors, potentially supporting sales across efficient two-bedroom, sub-$3 million three-bedroom and larger family units.
The 1,268-unit Thomson Reserve attracted more than 23,000 visitors during its first preview week, ahead of bookings commencing on Oct 31.

Body
Thomson Reserve, the largest new private residential launch of 2026 with 1,268 units, has attracted more than 23,000 visitors in its first week of preview, ahead of its sales launch on Oct 31.
A spokesperson for joint developers UOL Group and CapitaLand Development says visitors have been predominantly Singaporeans and permanent residents, with interest coming from across the island.
Prospective buyers range from young couples and HDB upgraders to investors and larger families. Some families are considering purchasing multiple units within Thomson Reserve so that different generations can live close to one another, according to the developers.

There have also been enquiries from younger buyers who grew up in Upper Thomson and are now looking to establish their own homes in the familiar neighbourhood, says the developers.
The developers are seeing healthy interest in smaller units with efficient layouts and more affordable price quantum, while five-bedroom apartments appeal to larger families seeking more space and flexible layouts.
Marcus Chu, CEO of ERA Singapore, attributes the strong turnout to two factors: pricing and location.
After adjusting for strata area harmonisation, he says Thomson Reserve's indicative prices are comparable to resale prices at nearby JadeScape and AMO Residence.
Based on caveats lodged, recent resale transactions at JadeScape ranged from $2,292 to $2,710 psf in September and October, while those at AMO Residence ranged from $2,401 to $2,662 psf between June and September.
Thomson Reserve's indicative prices start from $2,608 psf.
Chu says the development's pricing is also in line with resale prices at newer condominiums near MRT stations across the Rest of Central Region (RCR).

"It's a rare chance to buy into a brand-new launch at resale prices," he says.
However, Chu believes location is the biggest draw. Thomson Reserve combines the appeal of an established residential enclave with proximity to Upper Thomson MRT Station, popular schools such as Ai Tong School, Thomson Plaza and surrounding greenery.
He likens the neighbourhood's appeal to that of Holland Village and Serangoon Gardens, with their mix of landed housing estates, shophouses and amenities.
The involvement of three established developers — UOL, SingLand and CapitaLand — also gives prospective buyers confidence in the quality of the development and its long-term value, he adds.
Mark Yip, CEO of Huttons Asia, says Thomson Reserve's expansive site of over 5ha — equivalent to about seven football fields — mature location and wide range of apartment types appeal to both owner-occupiers and investors.
He notes particularly strong interest in three-bedroom units priced below $3 million, which he sees as a sweet spot for buyers in the current market. Larger units with four or more bedrooms have also attracted considerable interest, while smaller families and budget-conscious investors are looking at the two-bedroom units.
Kelvin Fong, CEO of PropNex, similarly expects the two-bedroom units, particularly the two-bedroom premium-plus-study layouts, to appeal to both owner-occupiers and investors.

He points to the strong rental performance of nearby JadeScape and AMO Residence as an indication of the area's investment appeal.
Based on URA rental data for 3Q2026, monthly rents for two-bedroom units at JadeScape ranged from $4,000 to $4,600, while three-bedroom units fetched between $5,600 and $7,600.
At AMO Residence, two-bedroom units commanded monthly rents of $3,200 to $4,600, while three-bedroom units fetched $4,800 to $5,700.
Located on the former Thomson View condominium site, Thomson Reserve comprises 1,268 units ranging from two- to five-bedroom apartments.
The development will continue its preview for a second week before bookings commence on Oct 31.
