Three-room flat at Bidadari sets new Singapore high at $945,000

A three-room HDB flat at 118A Alkaff Crescent was sold for $945,000 in June 2026, setting a new record price for three-room HDB resale flats in Singapore.

The unit is located between the 16th and 18th storeys and spans 72 sq m. This works out to $1,219 psf. The flat has about 93 years and six months remaining on its lease.

The latest sale surpasses the previous high of $930,000, set in October 2025 by a three-room flat at 115C Alkaff Crescent. It is also higher than the $920,000 transaction at 96 Dawson Road earlier this month, which set a new Queenstown record for three-room flats.

At $945,000, the latest transaction is now just $55,000 short of the $1 million mark, bringing Bidadari closer to producing Singapore’s first million-dollar three-room HDB resale flat.

The location benefits from its proximity to Woodleigh MRT Station, Potong Pasir MRT Station, Woodleigh Bus Interchange, Woodleigh Village Hawker Centre, The Woodleigh Mall, Bidadari Park and Alkaff Lake. Nearby malls include The Woodleigh Mall, The Poiz Centre and Macpherson Mall.

Schools in the area include Cedar Primary School, Maris Stella High School and St Andrew’s School (Junior) within 1km, as well as several secondary and junior college options within 2km.

Prices at 118A Alkaff Crescent have risen by 13% since 2025, reflecting continued demand for newer flats in Bidadari. With long remaining leases, MRT connectivity and a growing cluster of amenities, the estate is increasingly setting the pace for high-end three-room HDB resale transactions.
