Twin duplex apartments at Orchard condo The Vantage head to auction from $13 mil each
The rare large-format units may appeal to space-seeking Orchard-area buyers, though the project’s absence of transactions since 2006 could complicate price discovery.

A pair of spacious four-bedroom duplex apartments at The Vantage, a freehold development on Orange Grove Road, will go under the hammer at SRI’s upcoming auction on July 29.
Offered via an owner’s sale, this is the first time the properties will be on the block, says Mok Sze Sze, managing partner of SRI Auction. The duplex units have identical layouts, measuring around 5,772 sq ft each.
The duplex apartment on the 16th floor carries a guide price of $13.5 million ($2,339 psf). Mok says the unit underwent renovations in July last year. According to caveats lodged, it last changed hands in December 2005 for $5.05 million ($875 psf).

Meanwhile, the fourth-floor duplex has a guide price of $13 million ($2,252 psf). The apartment was last sold in September 2000 for $5.2 million ($901 psf).
Each duplex apartment features a living and lounge area, dining space, kitchen and terrace on the lower level. The upper floor comprises a master bedroom with an en suite bathroom and study area, three additional bedrooms, as well as a family area.
Mok believes the properties will appeal to homebuyers seeking generous living spaces within close proximity to Orchard Road.
Completed in 1986, The Vantage is a boutique freehold development comprising just eight apartments.
Located in prime District 10, it sits opposite Claymore Connect and is within a five-minute walk of the Orchard Road shopping belt, with retail and dining options nearby at Palais Renaissance, Shaw House and Ion Orchard. Orchard MRT Station is about a 10-minute walk away.
Several schools are located within 2km of the development, including Alexandra Primary School, Singapore Chinese Girls’ School, River Valley Primary School and St Joseph’s Institution.
Based on URA caveats, the most recent transaction at The Vantage occurred in October 2006, when a 5,770 sq ft, four-bedroom apartment on the second floor was sold for $6.85 million ($1,187 psf).

A year prior, another four-bedder fetched $5.1 million ($884 psf) in December.
