What's moving the market: Singapore's biggest property deals and hottest searches (August 7)
The strong take-up signals substantial demand for the first Turf City residential project and could support buyer and developer confidence in the emerging precinct.

Here is this week’s data-led look at Singapore’s property market, covering record transactions, rental benchmarks and the most searched homes on EdgeProp.
Non-landed private homes — new launches, resales and rents
Dunearn House, the first residential development in the new Bukit Timah Turf City master-planned precinct, was the most transacted new launch condo during the fortnight ended Aug 5, with 208 caveated deals.

The 380-unit, 99-year leasehold condo in prime District 11 commenced sales on July 25. It achieved an average transacted price of $3,140 psf during its launch weekend. Prices started from $1.475 million for a two-bedroom unit.
Meanwhile, The Continuum along Thiam Siew Avenue in District 15 and One Marina Gardens in District 1 each logged six deals during the last 14 days, while Hudson Place Residences along Media Circle in District 5 recorded five, based on caveats.
The top condo deal by price quantum was a four-bedroom, 20th-storey apartment at leasehold luxury high-rise development The Orchard Residences, which sits on top of the Ion Orchard shopping mall. The unit changed hands for $8.3 million on July 23.
However, even though this was the highest-priced condo unit in the past fortnight, it was also the week’s most unprofitable condo resale deal. The seller incurred a loss of more than $1.68 million, having bought the unit back in 2011 for $9.98 million, based on caveat data compiled by EdgeProp Research.
The second most expensive condo transaction for the fortnight to Aug 5 involved another four-bedder, also in the Orchard neighbourhood.
A 32nd-storey unit at UpperHouse at Orchard Boulevard fetched $7.97 million when it was purchased from the developers on July 22.

This also notched a fresh psf price high of $3,877 psf for the luxury project, which was launched in July 2025. The deal slightly surpasses the previous price peak of $3,848 psf at UpperHouse at Orchard Boulevard.
Other condos with highly priced transactions over the period in review included Grand Dunman ($7.8 million) and The Draycott ($7.18 million). Notably, four units at The Continuum made the list, having achieved prices between $4.88 million and about $5.46 million.
In the rental market, Normanton Park was the most popular condo in the Rest of Central Region (RCR), going by total rental deals done. The development saw 56 contracts.
Other popular rented condos in the RCR included Commonwealth Towers, Tembusu Grand and Stirling Residences.
Meanwhile, RCR condo units with the highest rents included an apartment at low-rise freehold Meyerhouse in District 15, going for $30,000 or $5.31 psf per month.
At the high-rise condo Riviere along Jiak Kim Street, two units are commanding high rents of $17,800 and $17,000 per month.

Condos and apartments that were among the most searched new launch or resale projects listed on EdgeProp Singapore’s property listings included Newport Residences, Canninghill Piers, Nava Grove, Sora, Parc Clematis, Lentor Modern, Avenue South Residence and Treasure At Tampines.
As for condos and apartments listed for rent on EdgeProp’s platform, Principal Garden, Heritage View, Mount Sophia Apartments and The Botany At Dairy Farm were some of the most searched projects based on search volume.
Landed homes — highest transacted prices and rents
In Singapore’s landed housing market, the 10 most expensive transacted properties during the 14 days ended Aug 5 were sold for between $6.228 million and $17 million, going by caveats lodged.
The resale of a Sentosa Cove property on July 28 was the priciest during the past fortnight. Situated along Cove Drive, the detached house changed hands for $17 million or $2,063 psf based on its land area of 8,241 sq ft. The site has a 99-year leasehold tenure starting from 2007.
The seller of the Sentosa Cove bungalow reaped a profit of $2.4 million from the sale, which works out to an annualised gain of 1.1% over a holding period of more than 13 years, based on caveat data compiled by EdgeProp Research.
Clinching second place on the list of highest-priced landed properties transacted in the past 14 days was a freehold detached house on Clover Avenue, off Bishan Road, that fetched almost $13.9 million. The price translates to $1,834 psf as the land measures 7,572 sq ft.
In the leasing market for landed properties in the RCR, the highest rent comes from a detached house situated on Denham Close, off Dunearn Road and near the Dunearn Village mall. It is commanding $34,000 or $6.48 psf per month, with the lease starting this June.
This far exceeds the next highest rent of $16,000 per month, for a detached house along Sian Tuan Avenue, which is just a short walk from Denham Close.
Also on the Sian Tuan Avenue stretch, a semi-detached house is fetching a monthly rent of $11,000.
Other RCR landed houses with high rents were located on streets including Hua Guan Avenue, Eng Kong Garden, Bright Hill Crescent, Blair Road and Sin Ming Walk.
HDB flats — top prices and rents, most transacted blocks
The highest-priced HDB flat transacted over the last fortnight was an executive maisonette at Block 192 Bishan Street 13 that fetched $1.65 million on Aug 4.
This is also the all-time highest resale price ever recorded for a flat in Bishan, EdgeProp Singapore reported. Islandwide, it is the fourth most expensive HDB resale transaction recorded across Singapore.
Also in Bishan, a five-room flat at Block 273B Bishan Street 24 ranked second in terms of price quantum, changing hands for $1.58 million. It is part of Natura Loft — a popular Design, Build and Sell Scheme (DBSS) HDB project completed in 2011.
Five of the 10 HDB flats with the highest rents were located in Jurong in the west of Singapore.
An executive unit at Block 628 Jurong West Street 65 took the top spot, bringing in $6,200 per month.
Nearby, a five-room flat at Block 658D Jurong West Street 65 is going for $5,700 per month, while a four-room flat at Block 651B Jurong West Street 61 is commanding $5,500.
