Non-landed private homes — new launches, resales and rents
Freshly debuted Lentor Gardens Residences was the most transacted new-launch condo projects over the last 14 days to July 28, with 267 caveated deals.
The developer Kingsford Group moved more than half of its 499 units at an average of $2,350 psf on its launch day on July 18. Buyers at Lentor Gardens Residences were said to be mainly young couples getting their first homes, and young singles whose purchases were backed by their parents.

Other condos with high transaction volumes over the fortnight in review included Union Square Residences, Coastal Cabana, Narra Residences and Vela Bay.
A high-floor apartment at the ultra-luxury Skywaters Residences — set to be the tallest tower in Singapore when completed — was the top condo deal by price quantum during the period in review.
The 54th-storey residential unit in the 63-storey skyscraper along Prince Edward Road in District 1 was sold for more than $17.3 million or $5,880 psf on July 17
Second on the list of highest-priced condo units transacted was a three-bedder at The Nassim, which changed hands for $14 million on July 15. The deal also raked in a profit of $4.2 million for the seller, making it the most profitable condo resale transaction for the week.
Promenade Peak made the list again with a 59th-floor unit fetching more than $5 million. Less than a week ago, two vertically stacked, high-floor units at the project — on the 58th and 59th storeys — were sold at $6.6 million each.
In the rental market, The Sail @ Marina Bay was the most popular condo in the Core Central Region (CCR), going by total rental deals done. The development logged 48 contracts.

Other popular condos included D’Leedon and Leedon Green, each with 41 rental deals
Condo units with the highest rents in the CCR included The Colonnade, with a residence going for $47,000 or $6.67 psf per month, as well as V On Shenton with an apartment fetching $38,000 or $5.55 psf monthly.
Two units at Nassim Park Residences were among the top 10, with one monthly rent at $34,000 and the other at $31,000
Landed homes — highest transacted prices and rents
In the landed housing segment, the 10 most expensive transacted properties during the fortnight to July 28 changed hands for between $6.78 million and $21 million.
The priciest deal involved a detached house along Pasir Panjang Road, which was sold for $21 million or $1,327 psf based on its freehold land area of 15,830 sq ft.
A semi-detached house on Trevose Crescent took second place on the list with a transacted price of $14.75 million. That works out to $3,604 psf as the freehold land spans 4,092 sq ft
HDB flats — top prices and rents, most transacted blocks
A HDB resale flat at Block 273B Bishan Street 24 was the highest-priced transaction in the public housing market during the 14 days to July 28. The unit, located on levels 28-30, changed hands for $1.58 million.

Other top HDB resale deals involved flats along Dawson Road, Cantonment Road, Clementi Avenue 4, and Strathmore Avenue, which were sold for $1.33 million and up.
