Woodlands semi-detached house on 8,287 sq ft freehold site hits market for $10.8 mil
The unusually large site and redevelopment potential may attract multigenerational and bespoke-home buyers, while Kranji’s planned 14,000 homes could renew interest in Woodlands landed properties.
A Jalan Bumbong semi-detached house on an estimated 8,287 sq ft freehold site is offered at $10.8 million, or $1,303 psf.

Body
A freehold semi-detached home along Jalan Bumbong, within the Woodlands Park landed estate, is up for sale via an expression of interest (EOI) exercise with a guide price of $10.8 million.
It sits on an estimated land area of about 8,287 sq ft — likely the largest to have been made available for sale in the area since records started in 1995, based on caveats, said Lee Sze Teck, Huttons Asia’s senior director of data analytics.
The guide price works out to $1,303 psf on the land area.
Huttons noted that given the sizeable land area, the property also offers “strong potential” for a full rebuild or extensive renovation, subject to the relevant authorities’ approval. That may be an attractive proposition for buyers looking to design a bespoke home from ground up, it added.

With seven bedrooms and generous spaces, the house is “very suitable” for multigenerational living, reckoned Aric Lim, group district director at the agency.
Meanwhile, the upcoming redevelopment of the former Kranji Turf Club will bring around 14,000 new homes to the area. Lim expects this to renew interest in landed properties at Woodlands Park.
The property last changed hands in 2022 for $8 million, or $965 psf, going by caveats lodged.
The EOI exercise for the Jalan Bumbong house will close at 4pm on Sept 21.
