Yishun 10 Condo Launch: First In Yishun Central In Over 10 Years

After announcing its plans to redevelop Yishun 10 in May this year, the building’s owner – Frasers Property – shared more details about what the redeveloped property would become, as well as plans to document and celebrate the former building’s place in the community.

The future of the strata-titled mall, commonly referred to some residents of Yishun and Khatib as GV Yishun, was up in the air after the developer successfully submitted an amendment to the URA Master Plan, to have the existing Commercial site rezoned into a mixed-use ‘Residential with Commercial at 1st storey’ plot.

At the time, no details of what the future mixed-use project might feature or comprise were shared by Frasers. But in a statement on Sept 2, the developer has since unveiled its plans for the 39,125 sq ft site.

Located next to Yishun MRT station on the North-South Line, as well as the integrated North Point City, the new mixed-use development will feature a 110-unit residential component, a landscaped facilities deck on the second storey, and a single-storey retail podium.

When the new private residential project launches for sale, it will be the first residential launch in Yishun Central in over 10 years. The entire development is expected to be completed by mid-2031.

A new underground pedestrian link will connect residents and shoppers to Northpoint City, the largest suburban mall in the North and owned by the property group through its Reit, Frasers Centrepoint Trust.

The end of an era for Yishun 10

Launched in May 1992, the original four-storey retail and entertainment complex was one of Singapore’s pioneering suburban entertainment destinations.

Besides the 10-screen Golden Village multiplex, it’s a long-standing social landmark for the residents in Yishun, and the strata mall comprises retail units, eateries such as Arnold’s Fried Chicken and Komala’s, and other long-running neighbourhood tenants.

The architecture of the building also stands out among the typical suburban commercial buildings. It was designed by Australian architect Geoff Malone, and the architecture of the building has a flamboyant style inspired by the themes of science fiction. It’s distinctive for its metallic surfaces, use of neon lighting, and a feature often called a “rocket ship” at the front of the building.

In June 2025, Frasers Property bought over the Yishun cinema complex from Hong Kong-listed cinema firm Orange Sky Golden Harvest Entertainment. The cineplex hosts a 1,477-seat GV multiplex over 10 cinema halls.

The following month, the developer acquired the remaining 10 strata lots from Frasers Centrepoint Trust for $34.5 million, consolidating its ownership of the mall.

Yishun 10 may be set for a new future, but before the change kicks in, Frasers Property wants to keep memories of its past alive. In conjunction with news of the new development, it has launched Yishun 10 Memories, an initiative to document and celebrate the building’s place in the community.

The developer is working with Studio Lapis, a leading Singapore-based architectural conservation firm, on the initiative, which looks back at Yishun 10’s evolution as a local pioneering suburban entertainment destination.

Studio Lapis is also the firm behind the preservation of other Singapore landmarks like the former Golden Mile Complex, and has worked on other heritage sites like The Capitol, Raffles Hotel, and St James Power Station.

The initiative with Frasers Property for Yishun 10 will identify opportunities to incorporate elements of shared memories into the future development. The plans include upcycling selected artefacts from Yishun 10, exploring opportunities to feature community stories, artworks and interpretive murals within the future development.

“Through Yishun 10 Memories, we invite the community to share their stories, memories and experiences, as we embark on the next chapter of the Yishun Central site with a new mixed-use development that supports evolving lifestyle needs and aspirations,” says Soon Su Lin, CEO of Frasers Property Singapore.

The developer is inviting the public, including former and current patrons, residents, and tenants, to share memories, photographs, memorabilia and other materials on Yishun 10. A growing number of buildings tied to Singapore’s heritage are being lost

Before the emergence of newer recreational and lifestyle areas that we are mostly familiar with today, previous generations of Singaporeans used to unwind at places such as New World Amusement Park at Jalan Besar, Great World Amusement Park and Gay World Amusement Park.

But as new technology ushers in different forms of entertainment, and areas get put up for redevelopment, the disappearance of these places signal a bygone era in Singapore’s history. Some landmarks such as the former National Stadium, Marine Parade Community Building and Queenstown Cinema and Bowling Centre (another major social hub in the area) have been demolished.

Most recently, the freehold site that Tan Boon Liat Building sits on has been sold to Chinese developer Kingsford Group for $950 million and marked for redevelopment.

While there are champions of change eager to see what will take shape, there are also others who mourn the loss of the accumulated social value when such buildings are gone. There have been some exceptions, such as the Golden Mile Complex, which was gazetted in October 2021 for major adaptive reuse and conservation.

But for heritage advocates, the hope remains that greater public and private sector collaboration can continue to save the remaining buildings in Singapore that have been pivotal in shaping our culture and history from being torn down.
