A five-room flat in Bedok was just sold for $1.54 million, setting a new record high for HDB flats in the town
The record and concentration of million-dollar sales signal strong demand for newer, high-floor flats near transport links, potentially supporting premiums at Bedok South Horizon.
A five-room flat at Bedok South Horizon sold for a record $1.54 million ($1,266 psf) in October 2026, Bedok’s first sale above $1.5 million.

Body
A five-room flat at 152B Bedok South Road, part of Bedok South Horizon, was sold for $1.54 million ($1,266 psf) in October 2026. This is the highest resale price recorded for an HDB flat in Bedok. It is also the first HDB flat in the town to sell for more than $1.5 million.
Located on the 13th to 15th storeys, the 1,216 sq ft flat has a remaining lease of about 94 years. The transaction surpasses the previous Bedok record of $1.48 million ($1,217 psf), set by another five-room flat in the same block and storey range (see Table 1).

All 10 of the highest HDB resale prices in Bedok were for five-room flats at Bedok South Horizon. The development consists of eight blocks of 16 to 18 storeys with 940 flats in total. These comprise 457 four-room flats, 274 five-room flats and 209 two-room flats.

The project reached its five-year minimum occupation period (MOP) earlier this year. Its first resale transactions were registered in April 2026.
Since then, 60 of its flats have been resold. Of these, 36 recorded resale prices of $1 million or more. All 12 five-room flats resold so far fetched at least $1.265 million.
Within the top 10, the six flats on the 10th storey and above sold for between $1.40 million and $1.54 million. The four flats below the 10th storey sold for between $1.30 million and $1.38 million. As all 10 flats are the same size and have similar remaining leases, this suggests buyers are paying a premium for higher floors.
The subject flat’s high price could be attributed to its long remaining lease and its proximity to the upcoming Bedok South MRT Station, which is expected to open by the end of 2026 (see Map 1).
Bedok South MRT Station is on the Thomson-East Coast Line, which offers direct access to the city centre. Sungei Bedok, the next station on the line, will be an interchange with the Downtown Line.
Temasek Primary School is within 1km radius of the subject flat. Nearby, a mixed-use GLS site on Bayshore Drive, next to Bedok South MRT Station, was sold for $2.13 billion ($1,323 psf ppr) in July, EdgeProp Singapore reported. The site is slated for about 1,280 homes, a retail mall and a bus interchange.
