A four-room flat in Bishan just sold for $1.3 million, a record for HDB flats of this type in the town

A four-room HDB flat at 273A Bishan Street 24 was just sold for $1.3 million ($1,272 psf), the highest resale price transacted for a four-room HDB flat in Bishan. The 1,022 sq ft unit is located on the 34th to 36th storeys.

The subject flat was completed in 2011 and has a remaining lease of approximately 84 years. It is part of Natura Loft, a Design, Build and Sell Scheme (DBSS) project.

The previous record involved a 1,022 sq ft flat in the same block, which sold for $1.263 million ($1,235 psf) in May 2026 (see Table 1). That flat was located on the 22nd to 24th storeys.

All five of the top-priced transactions were units at Natura Loft, a 480-unit development of four- and five-room flats across three blocks.

Bishan has recorded 128 four-room resale transactions so far in 2026. The five highest of these are all above $1.2 million and part of Natura Loft (see Table 2). The subject flat was the first of these to reach the $1.3 million mark.

The high price likely reflects the subject flat's proximity to various amenities, including schools, a park and a shopping mall (see Map 1). Schools such as Catholic High School (Primary and Secondary) and Whitley Secondary School are within walking distance, as is Bishan North Shopping Mall. Bishan-Ang Mo Kio Park is 700m away.

Another reason may lie in how DBSS pricing worked. Under the scheme, private developers, not HDB, set the flats' prices, which could explain why DBSS units launched above regular HDB rates and still command a premium on resale today. Land sales were suspended in 2011, leaving just 13 DBSS projects built before the scheme ended.

One trade-off is the flat's distance from an MRT station. Bishan MRT Station, which offers access to the North-South and Circle Lines, is 800m away.
