Bishan executive maisonette just sold for $1.65 million — among five highest HDB resale prices
The record signals strong demand for scarce, spacious executive maisonettes near transport and amenities, which may support premium pricing despite ageing leases and limited resale supply.
A 1,743 sq ft executive maisonette at 192 Bishan Street 13 sold for S$1.65 million, setting Bishan’s HDB record and ranking among Singapore’s five highest resale transactions.

An executive maisonette at 192 Bishan Street 13 was recently sold for $1.65 million ($946 psf), the highest resale price recorded for an HDB flat in Bishan. The 1,743 sq ft unit is located on the 22nd to 24th storeys and has a remaining lease of approximately 60 years.
This sale surpasses the previous high of $1.632 million ($1,264 psf), set in November 2025 by a 1,291 sq ft 5-room flat at 275A Bishan Street 24 (see Table 1). It is the third Bishan flat to reach the $1.6 million mark.

An executive maisonette is a two-storey HDB flat, with living and bedroom areas split across two levels and connected by an internal staircase. The duplex format comes with floor areas typically exceeding 1,500 sq ft, and continues to appeal to buyers seeking more space and less common layouts.

These flats are only available through the resale market, having been discontinued in 1995, which makes units in the market at least three decades old. This fixed supply has supported prices in recent years even as remaining leases shorten.
At $1.65 million, the subject flat ranks among the five highest HDB resale transactions recorded islandwide, and is the largest unit on that list by floor area (see Table 2).

Beyond the floor area, the price may also reflect the flat's location. Bishan MRT Station, an interchange serving the North South and Circle lines, and the Bishan Bus Interchange are both about a five-minute walk away (see Map 1). Junction 8 shopping mall, Bishan Public Library and Bishan Community Club are also within walking distance.
Seven schools lie within a 1km radius of the subject flat. Kuo Chuan Presbyterian Primary School and Catholic High School (Primary Section) serve the primary level, while Kuo Chuan Presbyterian Secondary School, Guangyang Secondary School, Beatty Secondary School, Catholic High School (Secondary) and Raffles Institution (Secondary) cover the secondary level. Raffles Institution (Junior College) is also within the radius.
Bishan is set for further change. Under Master Plan 2025, the town centre will be transfomed into the Bishan Sub-Regional Centre, with a new business and job node integrated with community facilities. URA has also outlined pedestrianised streets, more community plazas and greenery, and better connections to key transport nodes, bringing work and amenities closer to homes.
