District 11 apartment at 35 Gilstead heads to auction with $1.75 mil guide price
The guide price below recent resale averages of about $2,685 psf may attract investors and young families seeking relatively affordable freehold homes near schools and MRT stations.

A two-bedder at 35 Gilstead, a freehold boutique development in prime District 11, will be put up for auction by Knight Frank on Aug 20. The 678 sq ft apartment has a guide price of $1.75 million, which translates to $2,581 psf.
Offered via an owner’s sale, this is the first time the property will go under the hammer.
Caveats lodged show that the apartment was previously purchased from the developer for $1.78 million ($2,619 psf) in November 2019.
The fourth-floor residence includes a combined living and dining area that opens onto a balcony. It also has a master bedroom with an en suite bathroom; a common bedroom and bathroom; a kitchenette; and a bomb shelter.

The property is expected to appeal to investors seeking a freehold asset with strong long-term investment potential and rental demand, says Sharon Lee, executive director of auctions and sales at Knight Frank Singapore.
Completed in 2024, 35 Gilstead comprises 70 apartments across three five-storey blocks. Its units range from one- to three-bedders of 474 to 1,249 sq ft. There are also five duplex penthouses measuring between 1,539 and 1,647 sq ft.
Located along Gilstead Road, the apartment complex is within a 10-minute walk of the Newton and Novena MRT stations. Several schools are located within a 2km radius, including Anglo-Chinese School (Junior), Anglo-Chinese School (Primary), St Joseph’s Institution Junior, and Singapore Chinese Girls’ Primary School.
“The property is likely to appeal to young couples and families who want to live near reputable schools while remaining within a relatively affordable price range,” says Lee.
URA caveats show that the most recent resale transaction at 35 Gilstead occurred on Feb 13, when a 1,098 sq ft three-bedder fetched $2.87 million, or $2,609 psf.
Before that, four apartments there changed hands in 2025 at an average price of about $2,685 psf. These units, ranging from 549 to 1,033 sq ft, were sold for between $1.48 million and $2.67 million.
