Duplex penthouse at Mon Jervois hits auction block at $4.83 mil
The current $10,300 monthly tenancy and higher guide price signal rental and resale confidence, potentially supporting investor interest in large-format homes within prime District 10.
A 2,626 sq ft duplex penthouse at Mon Jervois will be auctioned on Sept 17 at $4.83 million ($1,839 psf), versus $3.94 million in 2021.

A three-bedroom duplex penthouse at Mon Jervois — a 99-year leasehold, low-rise condo in the Tanglin area — will go under the hammer at Knight Frank’s upcoming auction on Sept 17. Offered as an owner’s sale, the fifth-floor unit carries a guide price of $4.83 million, which translates to around $1,839 psf on its floor area of 2,626 sq ft.
Caveats lodged show that the unit last changed hands in July 2021 for $3.94 million ($1,500 psf).
According to Sharon Lee, executive director of auction and sales at Knight Frank Singapore, the property is currently rented out at $10,300 per month, with the lease expiring in March 2027.
The lower level of the penthouse features a living and dining area that opens out to a balcony, a junior master bedroom with an en suite bathroom, a common bedroom, as well as dry and wet kitchens.

Meanwhile, the upper level includes the master bedroom with an en suite bathroom, a family area and a roof terrace.
Completed in 2016, Mon Jervois is a 109-unit condo located along Jervois Road in prime District 10. It has five low-rise blocks that house one- to four-bedroom units of 614 to 1,905 sq ft. There are also two- to four-bedroom penthouses sized between 1,475 and 3,003 sq ft.
Situated in the vicinity of the Bishopgate and Jervois Road Good Class Bungalow areas, Mon Jervois is a five- to nine-minute drive to amenities at Great World, Dempsey Hill and the Orchard Road shopping belt.
It is also within a 2km radius of several primary schools, including River Valley Primary School, Radin Mas Primary School, Queenstown Primary School and Zhangde Primary School.
“The Jervois area continues to appeal to buyers seeking prestigious and tranquil residential surroundings, as well as investors looking for properties with strong rental potential,” says Lee.
URA caveats show that the most recent resale transaction at Mon Jervois occurred on May 8, when a 624 sq ft one-bedder was sold for $1.23 million ($1,968 psf).

Prior to that, two other units at the development changed hands this year. A 614 sq ft, one-bedroom unit fetched $970,000 ($1,581 psf) on March 17, while an 893 sq ft two-bedder was sold for $1.78 million ($1,992 psf) on Jan 19.
