Five-room flat at Pinnacle@Duxton sets record of $1.72mil; Kallang-Whampoa five-room flat sets town record of $1.59 mil
The records and 11 resale deals above $1.6 million in 2026 signal strong demand for well-located five-room flats, potentially supporting premium prices in comparable projects.
Five-room HDB flats fetched records of $1.72 million at Pinnacle@Duxton and $1.59 million in Kallang-Whampoa in September 2026.

Body
Two record-setting five-room HDB flat resale transactions took place recently, one at The Pinnacle@Duxton and another along Upper Boon Keng Road.
Five-room flat at Pinnacle@Duxton changed hands at $1.72 million, setting a fresh record for HDB flats in Central Area
A five-room flat at 1C Cantonment Road, part of The Pinnacle@Duxton, was sold for $1.72 million ($1,494 psf) in September 2026. This is the highest price recorded for a five-room HDB resale flat at the development and in the Central Area HDB town. The transaction also set the highest psf record for HDB resale flat in the Central Area HDB town.

Located on the 19th to 21st storeys, the flat measures 1,151 sq ft. It has a remaining lease of approximately 84 years, with the lease commencing in 2011.
This transaction surpasses the previous high of $1.701 million ($1,477 psf) for a five-room flat at the development, located on a higher floor. That record was set just over two weeks earlier, on Sept 9 this year, at 1B Cantonment Road (see Table 1). The earlier sale was on the 28th to 30th storeys, about nine storeys above the subject flat. Largely unrenovated, it was first purchased about two decades ago as a first home, EdgeProp Singapore reported.

All 10 of the highest-priced HDB resale transactions in the Central Area HDB town were for five-room flats at The Pinnacle@Duxton. Each of the development’s seven blocks, 1A to 1G Cantonment Road, has 88 five-room flats and 176 four-room flats.
Islandwide, 11 HDB resale flats have transacted for $1.6 million or more so far in 2026, compared with five in the whole of 2025. Three of this year's 11 were at The Pinnacle@Duxton.
The high price fetched by the subject flat could be attributed to it being part of The Pinnacle@Duxton, regarded as one of Singapore’s iconic HDB developments. Its city-fringe location, distinctive design and CBD proximity may have also contributed. The flat's relatively long remaining lease may have further supported the price.
The flat is a short walk from Maxwell, Tanjong Pagar and Outram Park MRT stations, which offer access to the Thomson-East Coast, East-West and North East lines (see Map 1).

The subject flat transacted below the current HDB resale record of $1.728 (see Table 2). That said, it commands the highest psf among the top five resale transactions at $1,494.

Table 2 does not include a five-room flat at Skyoasis @ Dawson in Queenstown, reported by EdgeProp Singapore in July 2024 as sold for $1.726 million. That price would place it ahead of the subject flat, though the transaction does not appear in the current HDB dataset.
Five-room flat in Upper Boon Keng Road sets a new record of $1.59 mil for flats of its type in Kallang-Whampoa town
Meanwhile, a five-room flat at 8A Upper Boon Keng Road changed hands for $1.59 million ($1,273 psf) in September 2026. The 1,248 sq ft flat is located on the 28th to 30th storeys and has a remaining lease of about 89 years.
This transaction surpassed the previous high of $1.55 million ($1,231 psf) for five-room flats in Kallang-Whampoa recorded in October 2025 (see Table 3). That flat was on the 31st to 33rd storeys at 8 Boon Keng Road, part of City View @ Boon Keng, a Design, Build and Sell Scheme project.

The subject flat is part of Kallang Trivista, which has three blocks comprising 808 units. These include studio apartments as well as two-, three-, four- and five-room flats.
Next to the development is Kallang Horizon, a 477-unit Build-To-Order (BTO) project launched as part of the November 2022 BTO sales exercise. Across the river lies the Kallang Close government land sale site, which was awarded to a joint venture between Frasers Property and Mitsubishi Estate in April 2026.
In terms of public transport connectivity, the subject flat is within a five-minute walk to Kallang MRT Station which serves the East-West Line and provides access to the city centre (see Map 2). It is also near Lorong 1 Geylang Bus Terminal. Bendemeer MRT Station on the Downtown Line is a longer, 15-minute walk away.
Amenities in the vicinity include Upper Boon Keng Market and Food Centre, as well as supermarkets such as FairPrice and Sheng Siong. A wider range of retail options is available further away at Bugis Junction and Kallang Wave Mall.
Schools such as Bendemeer Primary School, Geylang Methodist School (Primary), Hong Wen School, Geylang Methodist School (Secondary), Bendemeer Secondary School and Northlight School are located within a 2km radius.
Looking ahead, the wider Kallang area is set to benefit from URA's Kallang Alive masterplan. Under the masterplan, the area around the Singapore Sports Hub will be redeveloped into a car-lite, waterfront destination, with new public spaces and recreational facilities.
Closer to the subject flat, Kallang MRT Station is slated to be integrated with a new bus interchange under the upcoming Kallang Horizon public housing project. The interchange is expected to replace the existing Lorong 1 Geylang Bus Terminal.
