Four-bedder at Grange Residences hits new record high of $3,786 psf
Record highs at Grange Residences, Residences @ Killiney and Tiara signal renewed prime resale momentum, potentially supporting seller expectations across Districts 9 and 10.

Grange Residences, located in prime District 10, topped the list of apartments and condos that scored fresh psf-price highs from July 28 to Aug 4.
A 2,852 sq ft, four-bedroom unit fetched $10.8 million on July 31, setting a record of $3,786 psf at the freehold condo. The latest deal surpasses Grange Residences’ previous price high of $3,611 psf, which involved the sale of a similarly sized unit for $10.3 million on May 12.
Situated along Grange Road, Grange Residences is a 164-unit condo that was completed in 2004. It has three 18-storey residential blocks, comprising four-bedders ranging from 2,486 to 2,852 sq ft.

Based on caveats compiled by EdgeProp Singapore, Grange Residences has an average resale price of $3,415 psf, going by transactions over the last 12 months.
This is higher than other freehold developments within a 1km vicinity, such as St Martin Residence and St Martin’s, which average $2,401 psf and $2,474 psf, respectively.
Still, Grange Residences’ average resale price falls below those of The Nassim and 3 Orchard By-The-Park — newer freehold condos in the area. Prices at these developments average $4,485 psf and $3,480 psf, respectively.
Ranking second for the week was a transaction at Residences @ Killiney in District 9. On Aug 4, a 1,550 sq ft three-bedder on the eighth floor was sold for $5 million, setting a new record of $3,226 psf.
This eclipses the development’s previous high of $2,612 psf. That was set almost two years prior in August 2024, when another 1,550 sq ft apartment changed hands for $4.05 million.
The highest quantum recorded at the project was for a 6,749 sq ft duplex penthouse purchased from the developers for nearly $10.2 million ($2,220 psf) in September 2009.

Residences @ Killiney is a freehold apartment on Killiney Road in River Valley. Completed in 2012, the boutique development houses 68 two- to four-bedders measuring between 1,055 and 6,749 sq ft.
It is an eight-minute walk from Somerset MRT Station and six minutes from the lifestyle and retail amenities at Orchard Gateway, Orchard Central and 313@somerset.
Another District 9 development, Tiara, also hit a new psf-price peak during the week. A 1,281 sq ft, three-bedroom unit on the 17th floor was sold for $3.43 million on July 29. This sets a fresh record of $2,676 psf at the freehold project.
It surpasses the condo’s former price high of $2,580 psf, established by the $3.89 million sale of a larger 1,507 sq ft three-bedder in November last year.
Located along Kim Seng Walk, Tiara is a 264-unit condo, with three-bedders making up the majority of its units, ranging from 1,281 to 1,561 sq ft.
It sits next to the Great World mixed-use development and Great World MRT Station. Within 1km of Tiara are Alexandra Primary and River Valley Primary schools.

Excluding the July 29 deal, Tiara has recorded four other resale transactions so far this year. The units, which measure between 1,302 and 1,507 sq ft, changed hands at prices ranging from $2,495 psf to $2,575 psf, or an average of $2,525 psf.
No psf-price lows were recorded for the week.
