Four-room flat at Dawson sets $1.388 mil Queenstown record; Sengkang five-room flat hits $1.18 mil
The records signal strong demand for well-located Premium Apartments and could support seller expectations and price benchmarks for comparable HDB flats in both towns.
On Sept 19, a Queenstown four-room flat sold for $1.388 million, while a Sengkang five-room flat fetched $1.18 million, setting town records.

Two record-setting HDB resale transactions were recorded in September 2026, one at SkyParc @ Dawson in Queenstown and another at Compassvale Ancilla in Sengkang. Both flats are classified as Premium Apartments.
SkyParc @ Dawson four-room flat sets new Queenstown high of $1.388 mil
A four-room flat at 94 Dawson Road, part of SkyParc @ Dawson, was sold for $1.388 million ($1,417 psf) on Sept 19. The Premium Apartment measures 979 sq ft and is located on the 19th to 21st storeys.
The transaction sets new price and psf records for four-room flats in Queenstown.
The previous high was $1.38 million ($1,350 psf), achieved by a 1,023 sq ft four-room Premium Apartment Loft at 90 Dawson Road in August 2024. That unit, located on the 34th to 36th storeys, is part of the neighbouring SkyTerrace @ Dawson.

SkyParc @ Dawson comprises Blocks 94, 95 and 96 Dawson Road and has a 99-year lease commencing in 2021. Block 94 comprises 122 three-room and 148 four-room flats.
The latest sale is also significantly higher than a transaction involving a similarly sized unit in the same block earlier this year. In June, a 980 sq ft four-room flat on the 28th to 30th storeys changed hands for $1.23 million.
SkyParc @ Dawson is part of the newer cluster of public housing developments in the Dawson precinct. Queenstown and Redhill MRT stations are nearby, while amenities in the vicinity include Dawson Place and supermarkets such as FairPrice and Sheng Siong.
Dawson has been a regular source of record-setting HDB transactions. In June, a three-room flat at 96 Dawson Road, also part of SkyParc @ Dawson, fetched $920,000, setting a record for three-room flats in Queenstown at the time.
Compassvale Ancilla five-room flat sets new Sengkang record at $1.18 mil
Meanwhile, a five-room Premium Apartment at 279B Sengkang East Avenue was sold for $1.18 million ($979 psf) on Sept 19.
The 1,205 sq ft flat is part of Compassvale Ancilla and sets new price and psf records for five-room flats in Sengkang.

It surpasses the previous record of $1.129 million ($936 psf), set in March by a 1,205 sq ft five-room flat at 216C Compassvale Drive. That unit was located on the 16th to 18th storeys and had about 90 years remaining on its lease.

Compassvale Ancilla comprises blocks along Sengkang East Avenue and has a 99-year lease commencing in 2015. Block 279B contains 28 four-room flats and 56 five-room flats.
The development was launched during HDB's March 2011 Build-To-Order exercise. It is near Buangkok MRT Station, while Sengkang MRT Station is also accessible. Nearby amenities include Sengkang Grand Mall and Compass One.
The block has produced several of Sengkang's notable million-dollar transactions. Before the $1.1 million sale in December 2025, another 1,206 sq ft five-room unit at 279B Sengkang East Avenue fetched about $1.06 million in April 2025, which was also a town record at the time.
